Real Estate Management is hiring a Residential Property Manager. The Manager is accountable for all property operations. Must have experience and amazing people management and organizational skills. The purpose of the Property Manager is to effectively manage and coordinate persons, activities and available resources in order to accomplish property objectives as set forth by the property supervisor and property owner. These objectives will include maximizing occupancy levels and property values.
Financial:
- The manager is responsible for staying within the established budget guidelines throughout the year.
- Maintain accurate records.
- Ensures that all rents are collected and institute proper procedures against delinquent accounts.
- Perform evictions as required on delinquent rents.
- Create Purchase Orders for all purchases, and close out once invoice is received.
- Manager is responsible for approving and submitting all invoices to corporate office for payment.
- Review monthly financial reports and understand variances.
Personnel:
Recruit and hire an effective staff. Clarify expectations and establish goals for the staff. Create or implement daily schedules for staff members. Evaluate staff performance and correct performance. Monitor time sheets for mistakes and overtime. Conduct on-going training with office staff; e.g., leasing paperwork, workplace safety, and any other type of training that may be needed on a daily basis.Administrative/Office:
Responsible for knowing the application, lease and all applicable Texas property code laws. Ensures that lease files are complete and that completion of leases is being executed properly. Responsible for office opening on schedule, condition of office and model apartments. Attends scheduled corporate management meetings, usually held on a quarterly basis at the corporate office. Maintains records on all aspects of management activity on a daily, weekly and/or monthly basis. Submits required reports to corporate office on a weekly and monthly basis. Communicates all challenges affecting the operation of the property to the Regional Manager in a timely manner. Ensures all required permits by city, county and state are current at all times, e.g. multifamily license, pool/spa, boiler, etc.Resident Relations:
- Maintain positive customer relations by understanding and anticipating residents needs and complaints.
- Inspect property DAILY to ensure resident satisfaction.
- Inform residents of community policies, emergency procedures, parking, hours, etc.
- Delegates inspection or inspects with residents all move-in/move-outs.
- Review all notices to vacate to determine the cause of the move-out and record in AppFolio.
- Plan and implement resident retention events or gifts.
Marketing/Leasing:
Delegate or conduct market surveys monthly. Complete Marketing Plan quarterly with Williams Group marketing team. Complete Leasing Goals quotas monthly and review with staff weekly. Welcome and show property to prospective new residents. Demonstrate the value of the property. Respond to all guest cards promptly. Follow up with all leads weekly. Approve all rental applications and communicate approval or disapproval immediately. Approve and sign all lease paperwork and addenda. Send and receive renewals 60 days in advance.Job Type:
