Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Regional Property Manager Austin, Texas | Full-Time | Regular Local Travel Lead people. Drive performance. Strengthen communities. About the Role Rainier Management is seeking an experienced Regional Property Manager to provide leadership and operational oversight for a portfolio of multifamily communities. This position is ideal for a strong property management leader who knows how to develop teams, improve property performance, drive financial results, and maintain high operational standards. The Regional Property Manager will work closely with onsite teams, senior leadership, and ownership to maximize property performance, strengthen Net Operating Income (NOI), enhance asset value, and ensure each community is operating to Rainier standards. What You'll Do
  • Lead and oversee the day-to-day performance of multiple multifamily communities.
  • Coach, mentor, and develop Community/District Managers and onsite teams.
  • Establish clear performance expectations and hold teams accountable for results.
  • Review budgets, income statements, variance reports, expenses, and overall financial performance.
  • Develop and implement strategies to increase revenue, control expenses, and improve NOI.
  • Assist with annual operating budgets and capital expenditure planning.
  • Monitor occupancy, rents, market conditions, competitive properties, concessions, and leasing performance.
  • Develop strategies to improve leasing, renewals, resident retention, and overall property performance.
  • Conduct regular property inspections and ensure operational, safety, maintenance, and liability concerns are addressed.
  • Monitor unit turns, preventative maintenance, vendor performance, and contracted services.
  • Partner with the Regional Maintenance Supervisor on capital projects, budgeting, scheduling, and project completion.
  • Review major expenses, vendor contracts, invoices, and capital improvement projects.
  • Ensure communities are prepared for owner, lender, regulatory, and internal inspections.
  • Participate in hiring, performance evaluations, coaching, disciplinary actions, and other team development initiatives.
  • Maintain accurate and timely operational and financial reporting.
  • Communicate property performance, challenges, and strategic recommendations to senior leadership and ownership. What We're Looking For
  • 3-5 years of progressive multifamily property management experience, including experience directly supervising onsite teams.
  • Strong leadership, coaching, and performance-management skills.
  • Experience managing budgets and analyzing financial statements.
  • A strong understanding of NOI and the ability to develop strategies that improve property performance.
  • Working knowledge of leasing, marketing, maintenance operations, capital improvements, and risk management.
  • Strong knowledge of Fair Housing and applicable landlord-tenant regulations.
  • Excellent organizational, communication, and problem-solving skills.
  • Experience with property management and accounting software.
  • Ability to travel regularly throughout the assigned portfolio.
  • Valid driver's license, acceptable driving record, and current auto insurance.
  • High school diploma or equivalent required; college degree or related coursework in business or property management preferred.
