Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

$.725 Job Summary We are seeking an energetic and detail-oriented Self Storage Floating Manager to lead our storage facility operations with enthusiasm and professionalism. In this role, you will assist in the oversee of daily site management, ensure exceptional customer service, and maintain the safety and security of the property. Your leadership will drive sales, optimize occupancy, and foster positive relationships with tenants and vendors alike. The ideal candidate is proactive, highly organized, and passionate about delivering a seamless storage experience while adhering to all legal and regulatory standards. Duties Assist in managing all aspects of property operations, including leasing, customer service, and facilities management to maximize occupancy and revenue. Oversee lease agreements, ensuring compliance with applicable regulations. Utilize property management software to maintain accurate data entry, tenant records, contracts, and financial reports. Conduct property inspections, coordinate maintenance requests, and oversee vendor relationships to uphold high standards of property upkeep. Provide exceptional customer service through phone etiquette, conflict management, upselling storage units or services, and building strong customer relationships. Implement effective sales strategies to attract new tenants while maintaining positive retention rates through excellent service and facility amenities. Ensure compliance with all safety protocols including facilities management practices using CMMS (Computerized Maintenance Management System) tools for preventative maintenance scheduling. Maintain organized filing systems for legal documents, lease agreements, incident reports, and facility records in accordance with company policies. Experience Proven experience in property management or real estate administrative roles with a focus on self-storage or facilities management. Familiarity with property management software such as Sitelink, Yardi or OneSite is highly preferred. Demonstrated ability in sales techniques, customer relationship management (CRM), conflict resolution, and negotiation skills. Office experience involving data entry, filing systems, phone etiquette, and administrative support is essential. Experience managing property maintenance schedules using CMMS or similar tools is advantageous.
