Job Overview We are seeking a reliable, personable, and hands-on On-Site Caretaker to assist with facility coordination, tenant communication, rent collection, and general oversight for two small RV park/mobile home communities in the Dripping Springs area. This role is ideal for a someone seeking a flexible, low-stress, part-time opportunity with an on-site living arrangement. The Caretaker will serve as the primary on-site point of contact and help ensure the communities remain well-maintained, organized, and operating smoothly. Compensation includes an annual salary of $15,080 plus free lot rent & utilities. The lot rental benefit is valued at $12,000 per year. You must provide your own RV or mobile home. Key Responsibilities
  • Serve as the primary on-site point of contact for residents, commercial tenants, and prospective tenants
  • Maintain regular communication with commercial tenant contacts and others living or working on-site
  • Enforce community rules and guidelines in a fair, consistent, and respectful manner
  • Address resident questions, concerns, and minor disputes, and communicate significant issues to ownership
  • Assist with rent collection, primarily during the first week of each month, and track accounts receivable
  • Maintain simple records of payments and occupancy
  • Communicate delinquencies or issues to ownership in a timely manner
  • Check existing facilities, utilities, common areas, and grounds for normal operation and general condition
  • Identify and document maintenance or repair needs and report them to ownership
  • Coordinate on-site access and scheduling with third-party vendors; major repairs and significant issues will be handled by qualified vendors
  • Conduct routine walkthroughs of both communities and confirm that facilities are operating as expected
  • Help ensure sites are clean, safe, and consistent with community standards
  • Participate in monthly meetings with ownership and provide updates regarding property conditions, tenant matters, and vendor activity
  • Individual seeking a flexible, on-site living arrangement
  • Prior experience in property management, maintenance, hospitality, or a similar hands-on role preferred
  • Comfortable handling basic administrative tasks, including rent tracking, documentation, and communication
  • Strong interpersonal and communication skills
  • Computer skills
  • Dependable, organized, and self-motivated
  • Able to handle situations calmly and professionally
  • Bilingual in Spanish is a plus
  • Compensation includes an annual salary of $15,080 plus an on-site housing benefit valued at $12,000 per year. The housing benefit consists of a complimentary lot, utility hookups, and wastewater services for an RV or mobile home.
Schedule:
Flexible and part-time; routine responsibilities are handled during business hours. Work generally is not required every day. Occasional emergencies may arise, but major issues will be handled by third-party vendors. Additional Information This is a live-on-site role requiring the Caretaker to reside within one of the communities. The position is best suited for someone who enjoys a quiet environment, takes pride in monitoring and caring for a property, works independently, and values positive relationships with residents and commercial tenants.
