A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Typing Full Job Description Core Responsibilities:
Demonstrates highest standards of personal and professional integrity adheres to company's policies and procedures and complies with applicable laws, government rules, and regulations. Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues. Manage and oversee maintenance team along with the maintenance manager including turnover scheduling, contractors, work order review, and general oversight/supervision. Strives to make the living experience, particularly the first and last impressions, of the highest quality. Handles resident concerns and requests with a positive customer service attitude to ensure resident satisfaction with management. Communicates with tenants regarding any property events that may cause disruption within the community. Makes periodic inspections with current residents. Makes courtesy calls with recent move-in/move-outs. Ensures efforts are made toward the property being leased to the fullest capacity and in accordance with budget guidelines and goals. Continually monitors and analyzes traffic, conversion ratios, renewal information, and marketing data. Demonstrates the ability to understand financial goals and operate assets in owners' best interests. Maintains accurate records of all community transactions (i.e. rent rolls, delinquency reports, move-ins/move-outs, etc.). Ensures that all rents, late fees, and check charges are collected, posted, and deposited in a timely manner. Maintains community appearance and ensures repairs are noted and completed. Ensures models and market-ready apartments are walked on a regular basis and communicate any service-related needs to maintenance. Other duties as assigned.
Requirements:
High School diploma or equivalent required; Bachelor's degree preferred. Two years of experience in Property Management or other relevant work experience. Problem-solving skills, ability to collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action. Ability to serve on-call, as scheduled or as necessary. Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite including Word, Excel, and Outlook as well as community software applications Participate in training in order to comply with new or existing laws. Present self in a neat, clean and professional manner at all times throughout the workday and/or whenever present at the community. Bilingual, a must (Spanish) Resman experience, a plus
