Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Part-Time Property Manager -
Mobile Home & RV Park Location:
Gilmer, Texas Hours:
Approximately 10-25 hours per week
Starting Pay:
$16/hour Job Overview We are seeking a dependable, organized, and proactive Part-Time Property Manager to assist with the day-to-day operations of a Mobile Home and RV Park in Gilmer, Texas. This role will focus primarily on resident communication, rent collection, leasing, property oversight, and administrative responsibilities . The ideal candidate is comfortable using a computer, can stay organized across multiple tasks, communicates well with residents and management, and takes initiative when something needs attention. Prior property management experience is a plus, but it is not required. We are more interested in finding someone who is reliable, organized, comfortable with technology, a strong communicator, and willing to learn. Compensation & Schedule Starting pay of $16/hour Approximately 10-25 hours per week Part-time schedule with some flexibility based on property needs If a candidate owns an RV and is interested in living on-site, we are willing to explore alternative compensation arrangements that may include an RV site and utilities. Resident Communication & Customer Service Serve as a primary point of contact for residents and tenants. Respond to phone calls, texts, questions, and resident concerns in a timely and professional manner. Communicate property rules, policies, upcoming work, and other important information to residents. Deliver notices and other documents to residents as needed. Help resolve resident concerns and escalate larger issues to management when appropriate. Maintain positive relationships with residents while professionally enforcing property policies. Rent Collection & Administration Collect and process rent payments as needed. Monitor delinquent accounts and communicate with residents regarding outstanding balances. Deliver late notices, lease notices, and other required communications. Maintain accurate tenant and property information in Rent Manager and other company software. Assist with rental agreements, applications, move-ins, move-outs, renewals, and account updates. Keep property records, documents, and resident information organized and up to date. Communicate regularly with management regarding collections, resident issues, vacancies, and other property needs. Leasing & Occupancy Respond to inquiries from prospective residents. Show available mobile homes, lots, and RV spaces as needed. Assist prospective residents through the application and move-in process. Follow up with leads and prospective residents. Help ensure vacant homes, lots, and RV spaces are ready to be shown and leased. Assist management in maintaining and improving property occupancy. Property Oversight Regularly walk the property and monitor its overall condition and appearance. Identify maintenance needs, safety concerns, rule violations, or other issues requiring attention. Report significant maintenance or property issues promptly. Coordinate with maintenance personnel, contractors, or vendors as directed. Follow up on outstanding items to help ensure work is completed. Help ensure common areas and the overall property remain clean, organized, and presentable. Monitor vacant homes, lots, and RV spaces and report issues to management. Assist with other reasonable property-related tasks as needed. Communication & Organization Maintain regular communication with company management. Keep track of open issues and follow through until they are resolved. Provide updates regarding collections, vacancies, maintenance concerns, resident issues, and other important property matters. Maintain organized records and documentation. Be comfortable learning and using company systems, including Rent Manager, email, text messaging, and other basic computer programs. What We Are Looking For We are looking for someone who: Is comfortable using a computer and learning new software Is organized and able to keep track of multiple responsibilities Has strong verbal and written communication skills Is proactive and takes initiative Is dependable, responsive, and follows through on commitments Can work independently without needing constant supervision Is comfortable collecting rent and discussing delinquent balances with residents Can communicate rules and expectations professionally Has good judgment and knows when an issue should be escalated Is detail-oriented and able to maintain accurate records Has a positive, professional attitude when interacting with residents and prospective tenants Prior experience in property management, mobile home communities, RV parks, leasing, office administration, collections, or customer service is helpful but not required. The right candidate does not need to know everything on day one. We are looking for someone who is dependable, organized, willing to learn, comfortable with technology, and takes ownership of their responsibilities.
Pay:
From $15.00 per hour Expected hours: 10.0 - 25.0 per week
