Responsibilities include bookkeeping and accounting procedures, collections, deposit of all monies, leasing, resident retention and providing support to the Property Manager in other areas. Major Duties 1. Act as manager in the absence of the Property Manager. 2. Process rental applications for community for manager's approval. 3. Collect and deposit at least 90% of rent by the 3rd of the month. 4. Prepare delinquency report and collect delinquent rent for each property by the 6th of the month. 5. Handle all accounting procedures for community such as posting money, processing move outs, month end close, etc. 6. Complete lease files for community according to company policy and procedure. 7. Prepare and file evictions on residents with delinquent rent over 12 days. 8. Assist residents with billing questions and concerns. 9. Ensure timely and accurate data input including SODA's, weekly reports, pre-close and month end close. 10. Ensure that residents and/or prospects inquiries are written on appropriate forms. 11. Assist manager in the completion of all reports. 12. Assist with lease renewal program for community. 13. Assist with the lease of all vacant and on notice units. 14. Accept resident service requests and issue work orders. 15. Assist manager in scheduling all make-readies for community. 16. Respond immediately to emergency situations. 17 Attend all resident functions and assist with the preparation. 18. Actively participate in HAA seminars as well as continuing education when deemed necessary. 19. Adhere to Fair Housing Regulations and TAA Red Book laws. 20. Perform other duties as assigned. 21. Position requires the ability to work any of the seven (7) days of the week, fifty-two (52) weeks of the year. Knowledge, Skills and Prior Experience Required 1. High School diploma or GED. Some college preferred. 2. Minimum of 2+ years experience in property management as a bookkeeper/assistant manager. 3. Ability to accurately perform basic to intermediate mathematical functions. 4. Demonstrated ability to handle employee and resident confrontation 5. Demonstrated organizational skills. 6. Excellent communication skills. 7. Yardi experience. 8. Knowledge of Microsoft Office and 10-key. 9. Professional appearance and demeanor 10. High level of self control under difficult or emergency situations. 11. Knowledge of Blue Moon, Resident Data and Lexis Nexis 12. Bilingual Physical Requirements 1. Minimum lifting of 20 pounds. 2. Ability to withstand extreme climate temperatures for long periods of time. 3. Ability to do extensive walking conducting tours. 4. Ability to climb stairs.
