May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Position Summary Responsible for the day-to-day management and operations of commercial properties, including tenant relations, leasing support, maintenance, vendor management, construction coordination, financial administration, property inspections, and overall property performance. Serves as a primary point of contact between ownership, tenants, vendors, contractors, municipalities, and service providers. Key Responsibilities Manage daily property operations and ensure buildings, common areas, parking areas, landscaping, signage, and building systems are properly maintained. Serve as the primary point of contact for tenants, responding to maintenance requests, operational concerns, lease matters, and general property inquiries. Coordinate preventative maintenance, repairs, emergency services, inspections, and building-system work, including HVAC, plumbing, electrical, lighting, fire protection, and other infrastructure. Source, coordinate, and oversee vendors and contractors, including obtaining proposals, reviewing scopes of work, scheduling services, monitoring performance, and approving completed work. Coordinate tenant improvements, construction projects, capital improvements, repairs, and property upgrades from planning through completion. Coordinate with the City of Laredo, utility providers, inspectors, and other governmental agencies regarding property infrastructure, maintenance, inspections, and service work. Support leasing activities, including prospect follow-up, space availability, tenant negotiations, lease documentation, renewals, subleases, security deposits, and new tenant onboarding. Assist with lease administration and monitor important lease dates, renewal options, notice requirements, rent commencement dates, and other contractual obligations. Manage tenant signage, pylon signage, signage approvals, artwork submissions, vendor coordination, and installation. Review vendor proposals, invoices, property expenses, and tenant account matters; assist with budgeting and expense management. Prepare tenant notices, professional correspondence, reports, internal memoranda, and property documentation. Conduct property inspections and identify maintenance, safety, operational, and aesthetic issues requiring attention. Address tenant concerns and property issues through effective communication, negotiation, and problem-solving while balancing tenant needs with ownership interests. Maintain organized records of leases, tenant communications, maintenance activities, contracts, proposals, invoices, warranties, inspections, and completed projects. Support tenant retention, property marketing, new tenant openings, grand openings, and other tenant engagement initiatives.
