Hire and oversee contractors, vendors, maintenance personnel, and other service providers. Conduct routine property and unit inspections and document property conditions. Prepare and monitor property budgets, operating expenses, invoices, and financial reports. Recommend rental rates based on property performance and local market conditions. Maintain accurate tenant, lease, maintenance, vendor, and financial records. Help ensure properties comply with applicable housing regulations, building codes, safety requirements, and lease terms. Manage tenant notices and other lease-enforcement processes in accordance with company procedures and applicable law. Provide owners or senior management with regular reports regarding occupancy, collections, expenses, maintenance, and property performance. Identify opportunities to improve tenant retention, operating efficiency, property condition, and profitability.
