A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

The ideal property manager will be customer service orientated, people focused and have excellent communication skills. This individual will need the ability to under the financial reporting in apartment management and is experienced in leasing.
Responsibilities:
Manage daily operations of residential or commercial properties.
Advertise vacancies, conduct property showings, screen prospective tenants, and coordinate leasing.
Prepare and administer leases, renewals, move-ins, and move-outs.
Collect rent, monitor delinquent accounts, and follow up on outstanding balances.
Respond to tenant questions, complaints, maintenance requests, and lease-related issues.
Coordinate repairs, preventive maintenance, inspections, landscaping, and other property services.
Hire and oversee contractors, vendors, maintenance personnel, and other service providers.
Conduct routine property and unit inspections and document property conditions.
Prepare and monitor property budgets, operating expenses, invoices, and financial reports.
Recommend rental rates based on property performance and local market conditions.
Maintain accurate tenant, lease, maintenance, vendor, and financial records. ...
Help ensure properties comply with applicable housing regulations, building codes, safety requirements, and lease terms.
Manage tenant notices and other lease-enforcement processes in accordance with company procedures and applicable law.

Identify opportunities to improve tenant retention, operating efficiency, property condition, and profitability.
