Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.
Position Summary We are seeking an experienced and highly organized Property Manager to oversee the day-to-day operations of a portfolio of approximately 200 residential units . The ideal candidate has strong experience with AppFolio , property accounting, leasing, and marketing, along with the ability to build positive relationships with owners, residents, vendors, and team members. This role is responsible for maximizing occupancy, maintaining resident satisfaction, ensuring financial accuracy, and supporting the overall performance of the property portfolio. Key ResponsibilitiesProperty Management Manage the daily operations of approximately 200 residential units. Ensure all properties are maintained to company standards through routine inspections. Coordinate maintenance requests, repairs, preventative maintenance, and capital improvement projects. Oversee vendor and contractor performance while maintaining quality and cost efficiency. Ensure compliance with lease agreements, company policies, and applicable housing regulations. Manage move-ins, move-outs, property inspections, and security deposit processing. Resident & Owner Relations Provide exceptional customer service by responding promptly to resident inquiries and concerns. Build and maintain positive relationships with residents to improve retention and satisfaction. Communicate regularly with property owners regarding property performance, maintenance updates, and operational matters. Resolve resident issues professionally while maintaining a positive living environment. Leasing & Marketing Develop and execute marketing strategies to maintain high occupancy levels. Advertise available units across multiple online and local marketing channels. Conduct property tours and assist prospective residents throughout the leasing process. Review rental applications, verify applicant qualifications, and coordinate lease approvals. Implement resident retention initiatives to reduce turnover and vacancy loss. Financial & Administrative Management Utilize AppFolio to manage property operations, tenant records, work orders, leasing activities, and reporting. Process rent collections, monitor delinquent accounts, and coordinate collection efforts when necessary. Maintain accurate financial records, including invoices, vendor payments, and property expenses. Assist with budgeting, financial reporting, and expense tracking to support property profitability. Ensure all documentation, leases, and property records are complete, organized, and up to date. Qualifications Minimum of 5 years of experience as a Senior Property Manager managing residential properties. Experience managing approximately 200 units is strongly preferred. Proficiency with AppFolio property management software. Experience working with or knowledge of the Lubbock Apartment Association is a plus. Strong knowledge of property accounting, budgeting, and financial reporting. Experience with leasing, resident screening, and property marketing. Excellent communication, organization, and problem-solving skills. Ability to manage multiple priorities in a fast-paced environment. Proficiency in Microsoft Office and other property management software. Valid driver's license and reliable transportation (required). Preferred Skills Strong leadership and team management abilities. Excellent customer service and conflict resolution skills. Knowledge of fair housing laws and landlord-tenant regulations. Ability to analyze property performance and recommend operational improvements. Detail-oriented with strong organizational and time management skills.
