This role is essential in ensuring that all property systems run smoothly, tenants and staff are well-supported, and safety standards are consistently met. You will lead a team of maintenance professionals, coordinate repairs, and implement preventative maintenance strategies to uphold the highest standards of property management excellence. Responsibilities Supervise daily operations of property maintenance, including HVAC, electrical systems, plumbing, and mechanical equipment. Coordinate and oversee industrial maintenance activities utilizing schematics, electrical experience, and mechanical knowledge. Manage maintenance schedules using Computerized Maintenance Management Systems (CMMS) to ensure timely repairs and inspections. Lead a team of technicians and contractors, providing supervision, training, and leadership to foster a high-performance environment. Oversee the installation, troubleshooting, and repair of programmable logic controllers (PLCs) and low/high voltage systems. Ensure compliance with safety regulations related to high voltage, low voltage, and electrical work; conduct regular safety audits. Develop and manage projects related to facilities upgrades or renovations while adhering to project management best practices. Maintain detailed records of maintenance activities using schematics and Ohmmeter readings; prepare reports for management review. Collaborate with tenants or occupants to address facility needs promptly, ensuring high levels of satisfaction. Skills Proven management experience with strong leadership capabilities in facilities or industrial maintenance settings. Extensive knowledge of HVAC systems, electrical experience (including high voltage and low voltage), and mechanical systems. Familiarity with Programmable Logic Controllers (PLCs), schematics interpretation, and troubleshooting techniques. Experience with CMMS software for scheduling maintenance tasks and tracking work orders efficiently. Strong understanding of industrial maintenance procedures within manufacturing or large-scale facilities environments. Excellent supervisory skills with the ability to lead teams effectively while fostering a safety-first culture. Proficiency in project management principles to oversee facility upgrades or large-scale repairs from start to finish. Ability to read technical schematics accurately using tools like Ohmmeters; knowledge of electrical safety standards is essential.
