Job Duties:

Responsible for ensuring the privacy and rights of owners and residents are protected at all times and assisting the Community Director with the overall operations of the apartment community including financials, leasing, and resident retention by performing the following duties: Maintains accurate resident records through issuing appropriate notices such as late payments, eviction hold-offs, eviction notices, returned check memos, and residents who have not paid their rent Deposits all monies daily into the bank including the first of the month, monitors delinquencies on a weekly basis, sends weekly delinquency report to Community Director and Property Supervisor as needed, files evictions, goes to court for evictions and writ of possession, and processes check requests for security deposit refunds. Manages the Yardi system through entering payables, reconciling vendor statements, contacting corporate about potential disconnects or cancellations of service Processes move-ins and move-outs including move-out charges and submissions and completes and turns in month end packet by the first business day of the month Manages all phases of leasing and resident retention through inspecting grounds, picking up litter, assisting in training of new Leasing Consultants, working with lease renewals on a monthly basis, greeting prospective clients, showing property, performing all leasing duties if necessary, and assisting with incoming phone calls from prospective new and current residents, vendors, and contractors Conducts service follow ups with residents when work is completed, closes out work orders daily, completes Grace Hill training, and assists with supervising the make ready board Coordinates with Corporate Accounting Monitor to ensure accurate tracking of ledgers, that deposits are delivered on a weekly basis, and that rent change notices are faxed or scanned on a daily or weekly basis as required Contacts appropriate agencies including SAHA, Bexar, or any other agencies necessary when delinquency occurs involving these agencies and rental payment has not been received

Minimum Requirements:

2+ years experience in property management required Tax Credit/ Affordable housing experience is highly desired Team player with positive attitude Goal oriented and solution focused High School or GED required Bilingual skills are a plus!
