A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Implements Company policies in leasing, accounting, maintenance, resident relations and management reports. Hires, trains, supervises and motivates on-site personnel. Coordinates and monitors rehab of facility. Directly supervises the Assistant Manager, Leasing Professional(s) and Service Team. Responsible for insuring the efficient operation of the property under the direction of the Regional Community Manager. Job Functions, Unique Duties and Responsibilities:
Essential Functions include but not limited to the following. Other duties may be assigned based on company needs. Financial Responsibility Collection of Budgeted Income Maximize gross rent. Minimize vacant and delinquent rent loss. Approve resident applications in accordance with management guidelines. Maximize miscellaneous income items. Maximize collection efforts on a daily basis, avoiding evictions whenever possible. Control Expenditures - Plan, schedule and control expenditures in order to obtain products and services at minimum cost. Review and approve Purchase Orders and payables. Schedule and approve vendor services. Approve and submit property level bills in accordance with company policy. Prepare and maintain purchase order log, property repairs and capital improvement items on property improvement log and utility log. Verify that invoices paid correspond to POs issued. Marketing Set competitive prices based on survey information in order to meet or exceed budget objectives. Generate traffic in the most cost-effective manner. Prepare market plans when occupancy and availability fail to meet standards. Walk and sign-off each turned unit as "Market Ready". Insure that everyone is operating under Fair Housing guidelines. Maintain relationship with apartment associations. Provide Resident Services Schedule maintenance in response to resident requests. Respond to resident complaints. Schedule resident social activities. Create resident renewal programs, being consistent with the efforts.
Job Qualifications:
Minimum 2 years working in the apartment industry and in an equivalent role. Prior Supervisory experience. Must have working knowledge of Microsoft Office, the Internet, and Resman management software. Motivational skills and creativity is essential in this position. Must be self-starter. Bi-lingual helpful.
Physical Requirements and Working Conditions:
While performing the duties of this job, the employee is regularly required to use hands to finger, handle, or feel and talk or hear. The employee frequently is required to stand, walk, sit, and reach with hands and arms. The employee is occasionally required to climb or balance; stoop, kneel, or crouch. The employee must occasionally lift and/or move up to 10 pounds.
