Victory Real Estate Group is seeking an experienced Retail Broker or Leasing Manager to join our growing real estate platform and lead leasing efforts across a portfolio of retail properties and development projects. Our in-house capabilities include leasing, development, acquisitions, construction management, property management, asset management, legal, and accounting. This structure allows our leasing team to work directly alongside the people responsible for every stage of a project - from acquisition and site planning through construction, lease execution, property operations, and long-term ownership. For the right candidate, this is an opportunity to do more than lease space. You will gain hands-on exposure to the entire real estate lifecycle while working directly with ownership and senior leadership in an entrepreneurial environment with consistent deal flow. This position is designed for a producer - someone who creates opportunities, develops relationships, understands deal economics, and takes ownership from initial prospecting through lease execution.
KEY RESPONSIBILITIES
Lead leasing efforts across assigned retail properties and development projects. Develop and execute property-specific leasing and merchandising strategies. Proactively identify and pursue national, regional, and local retailers, restaurants, franchisees, and operators. Maintain consistent outbound prospecting, including direct outreach and cold calling. Build and leverage relationships with tenants, brokers, franchisees, and tenant representatives. Source opportunities independently rather than relying solely on inbound activity. Draft, negotiate, and manage Letters of Intent from initial proposal through execution. Negotiate key deal terms including rent, escalations, TI allowances, free rent, delivery conditions, commencement dates, options, exclusives, guarantees, and signage. Work directly with ownership and in-house legal counsel throughout lease negotiations. Manage transactions from initial contact through LOI, lease execution, and tenant handoff. Conduct property tours and effectively communicate the value of each project and trade area. Monitor market rents, competing developments, tenant movement, new concepts, expansions, and closures. Identify opportunities to improve occupancy, tenant mix, rental revenue, and overall asset value. Maintain an organized leasing pipeline, prospect database, deal tracker, and activity reporting. Collaborate closely with development, acquisitions, construction management, property management, asset management, legal, accounting, and ownership.
WHAT WE'RE LOOKING FOR / QUALIFICATIONS
Bachelor's degree required. 4+ years of relevant commercial real estate experience, preferably with significant retail leasing experience. Demonstrated ability to source, negotiate, and execute retail lease transactions. Existing relationships within the retail real estate industry, with experience working with national, regional, and local tenants, strongly preferred. Strong understanding of LOIs, retail leases, lease structures, and transaction economics. Working knowledge of retail development, site plans, tenant requirements, and delivery conditions. Understanding of market rents, demographics, traffic counts, trade areas, co-tenancy, and site selection. Strong communication and negotiation skills with the ability to effectively represent ownership. Highly organized, entrepreneurial, self-motivated, and capable of managing multiple active transactions simultaneously. Comfortable working directly with attorneys throughout lease negotiations, including reviewing lease comments, participating in legal calls, resolving business issues, and proactively pushing transactions toward execution. Comfortable working regularly from our Richardson, Texas office. Willing to travel throughout DFW for property tours, tenant meetings, broker meetings, and market research.
THE PROFILE
We are looking for someone who views leasing as business development - not order taking. The right person can walk a property, understand the trade area and existing tenant mix, identify what is missing, determine which tenants should be targeted, and immediately begin pursuing those opportunities. They should be equally comfortable cultivating national tenant relationships, making cold calls, touring properties, drafting an LOI, negotiating economics, reviewing lease comments, and pushing transactions across the finish line. Most importantly, we want someone who wants to be part of the broader real estate business - not simply execute leasing assignments.

FLEXIBLE COMPENSATION STRUCTURE
We are open to discussing either a commission-based structure or a salary-based compensation package, depending on the candidate's experience, track record, and preferred structure Expected hours: 40.0 per week
