As the Property Manager for Leah Avenue Townhomes , located in San Marcos, TX just minutes from Texas State University, you will lead a student housing community whose success is driven by an annual lease-up. You will collaborate with our Support Center and investors to deliver an exceptional off-campus experience for college students while meeting occupancy and leasing goals before the start of the academic year. You will be responsible for understanding the wants and needs of current and future student residents and their families by creating an attractive curb appeal, building a strong reputation with Texas State students and the San Marcos community, and cultivating a fun, safe, and welcoming atmosphere while remaining hands-on in day-to-day operations.

Responsibilities:

Responsible for compliance with all local, state, and federal agency regulations. Remaining up to date with fair housing and Texas landlord/tenant laws as they apply to student housing and individual (by-the-bed) leases. Creating, coding, and approving all purchase orders to Support Center Office for payment. Ensuring purchase orders are approved prior to work being ordered/completed. Responsible for accurate reporting of deposit accounting, accounts receivables, and purchasing. Maintaining the property's curb appeal, common areas, amenities, and leasing office; inspecting daily to meet Eenhoorn's standards. Managing rental delinquency and appearing in court as needed for eviction/non-payment cases. Driving the annual lease-up to meet occupancy and pre-leasing goals prior to fall move-in, and keeping operating costs at a minimum. Entering and maintaining accurate resident, prospect, roommate, and unit make-ready information in property management software and physical files. Executing individual leases and lease renewals accurately and timely, including academic-year and summer terms. Preparing monthly reports for upper-level management's review. Soliciting bids and contracts for property maintenance and improvements, involving maintenance personnel as necessary. Following up on emergency calls and after-hours maintenance. Providing work orders to maintenance personnel and ensuring that work is carried out efficiently and correctly. Developing and overseeing sales and marketing campaigns to attract Texas State students, including campus outreach, digital campaigns, roommate matching, and parent-facing communication. Conducting student move-in orientations and monitoring residents for lease compliance. Developing positive relationships with student residents, parents/guarantors, vendors, campus partners, and the San Marcos community. Monitoring pricing and providing feedback/suggestions to Senior Marketing Manager throughout the lease-up season. Supervising, training, developing, and monitoring performance of site staff, including performing employee evaluations. Managing and scheduling the high-volume summer unit-turn process with staff and vendors to deliver ready homes before fall arrival. Inspecting units during turns to ensure staff and vendors meet quality standards. Helping create and maintain the annual budget, with particular attention to lease-up timing and seasonal turnover costs. Promoting a culture of professionalism, accountability, self-regulation, image, honesty, and integrity. Participating in other projects and activities as assigned.

Qualifications:

Clear and concise verbal and written communication skills, including comfort communicating with students and parents/guarantors Experience in student housing or off-campus college housing strongly preferred 3 years of proven experience in the on-site management of multi-family real estate Strong background in marketing and sales, ideally with seasonal lease-up or high-turnover communities Ability to prioritize tasks and multiple complex projects simultaneously, including peak leasing and turn periods Must be legally authorized to work in the United States Strong understanding of Texas landlord/tenant laws Why Eenhoorn?
