Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

We are seeking an experienced Commercial Real Estate Property Manager who is organized, financially astute, service-oriented, and capable of managing a diverse portfolio with a high degree of professionalism and autonomy. Position Summary This position is responsible for the operational, financial, and physical management of an assigned portfolio of commercial properties, with an emphasis on protecting asset value, supporting ownership objectives, and improving financial performance. Success requires strong communication, sound judgment, attention to detail, and the ability to anticipate issues before they become problems. The successful candidate will collaborate closely with ownership while exercising substantial independent responsibility. Primary Responsibilities •Serve as the primary relationship manager for property owners and tenants. Manage a portfolio of retail, medical office, and commercial condominium association properties. Interpret and administer commercial lease provisions, including rent adjustments, CAM recoveries, insurance compliance, defaults, renewals, options, and critical dates. Prepare annual operating budgets, CAM budgets, reconciliations, and owner reporting packages. Review financial statements, operating expenses, accounts receivable, and vendor invoices; identify trends and opportunities for cost control. Coordinate maintenance, capital improvements, tenant improvements, and preventive maintenance programs. Solicit competitive bids, negotiate service contracts, and oversee vendor performance. Conduct routine property inspections and ensure high standards of appearance, safety, and maintenance. Maintain compliance with applicable regulations, lease obligations, and company standards. Coordinate insurance compliance, certificates of insurance, regulatory inspections, and casualty claims. Respond effectively to emergencies while maintaining clear communication with owners and tenants. Maintain complete and accurate records within the company's property management platform. Qualifications Commercial property management experience required; 3-5+ years preferred. Active Texas Real Estate Sales Agent or Broker License. Working knowledge of commercial leases, budgeting, CAM reconciliations, financial reporting, and vendor management. Excellent written and verbal communication skills. Highly organized with the ability to prioritize multiple projects and deadlines. Strong analytical, negotiation, and problem-solving abilities. Proficiency with Microsoft Excel and commercial property management software (AppFolio, Yardi, MRI, or comparable systems). Valid driver's license and willingness to travel throughout the DFW Metroplex. The Ideal Candidate •Treats each property as if it were their own investment.
