Part-Time Self-Storage Facility Manager We are looking for a dependable, organized, and self-motivated individual to manage the daily operations of a self-storage facility approximately 25 hours per week . This is an independent position. After completing thorough training, you will work alone during most of your scheduled shifts. You must be comfortable managing your own time, prioritizing responsibilities, and staying productive without a supervisor physically onsite. Management will be available for questions and support, but this is not a position where someone will continuously direct your day. Computer literacy is required. We will train you on our specific software and procedures, but applicants should already be comfortable using computers, email, web-based programs, electronic documents, and learning new software. Schedule Approximately 25 hours per week Tuesday through Saturday Morning and afternoon availability required Saturday availability is required No employee benefits are offered with this position Because you will frequently work alone, dependability and punctuality are essential. What You'll DoFacility Operations Manage the day-to-day operations of the facility Complete property walkthroughs, lock checks, and unit inspections Prepare accurate daily bank deposits Monitor the property for security, cleanliness, and maintenance concerns Keep the facility clean, organized, and customer-ready Customer Service & Sales Assist customers in person and by phone Rent storage units and explain facility policies Respond to internet, email, and call-center leads Follow up with prospective customers Show available units Resolve routine customer concerns professionally Provide friendly service and be able to "smile through your voice" Computer & Administrative Work Navigate multiple computer and web-based programs Use email professionally Maintain accurate electronic customer records Complete leases, addendums, and other electronic documents Upload, download, save, and locate files Enter customer notes and account information accurately Complete and submit required reports Learn and use company software independently after training We will train you on our systems and processes. We expect you to already know how to use a computer. Collections Review delinquent accounts Make collection calls Send required notices Document collection activity Follow established collection procedures and schedules Property Care & Light Maintenance This is not a desk-only position.

Clean vacant storage units and common areas Pick up trash and maintain curb appeal Wipe down doors and surfaces Change HVAC filters when needed Check gate chains, door springs, and other basic property components Identify maintenance concerns Submit work orders and coordinate approved vendors when necessary
