Emerald Property Management, LLC is building a multifamily property management platform and is looking for a hands on leader to build it. This role suits an experienced operator who can create systems, develop teams, drive property performance, and work directly with ownership while staying close to day to day field operations. This is more than a regional manager position. The PM Leader establishes the company's operating standards, reporting, technology, training, and culture while owning portfolio performance. What You'll Own Build and implement company wide property management systems, policies, procedures, and operating standards. Lead, coach, and hold accountable property managers, leasing teams, and maintenance staff. Drive occupancy, leasing velocity, renewals, collections, resident retention, and overall property performance. Oversee maintenance standards, preventive maintenance, work orders, unit turns, vendors, and property condition. Manage new property takeovers, openings, lease ups, and stabilization plans. Establish onboarding, training, performance reviews, weekend coverage, and emergency response. Coordinate budgets, forecasts, expense control, variance reporting, and owner reporting with finance and leadership. Implement and optimize property management software, leasing systems, and reporting tools. Oversee Fair Housing compliance, resident escalations, legal and risk matters, insurance, and safety. Inspect properties regularly, hold each community to Emerald's standards, and set clear KPIs for occupancy, delinquency, renewals, turns, work orders, expenses, service, and compliance. What Success Looks Like A consistent operating platform runs across every Emerald managed property. Site teams know their roles, expectations, reporting, and performance goals. Occupancy and collections are strong, turns are timely, and work orders close efficiently. Owners receive accurate, timely, decision useful reporting on property performance. Properties are well maintained, residents get responsive service, and compliance issues never escalate. The organization scales cleanly as communities are added to the portfolio. Preferred Qualifications 1+ years of multifamily property management experience, with meaningful leadership responsibility preferred. Oversight of multiple apartment communities or a regional portfolio strongly preferred. Demonstrated experience with budgeting, leasing, collections, maintenance, resident relations, and team leadership. Strong working knowledge of Fair Housing requirements and multifamily operating practices. Experience with Entrata, Yardi, AppFolio, RealPage, or comparable software. Ability to build systems and processes rather than simply operate within an existing structure. Strong communication, judgment, organization, and problem solving skills. Willingness to visit properties regularly and stay involved in field operations. Preferred Background Regional Manager, Director of Property Management, Senior Property Manager, or similar multifamily leadership experience. Bachelor's degree in business, real estate, finance, or management. CAM, ARM, CPM, or another recognized designation. Experience with lease up, new construction, takeovers, or rapidly growing portfolios. $65,000.00 - $75,000.00 per year
