Job Description

We are looking for a reliable, hands-on Property Manager to oversee a portfolio of high-end vacation rental homes in Park City. This is much more than a scheduling or administrative position. We need someone who takes ownership of the homes, notices problems before they become bigger issues, and is comfortable rolling up their sleeves to fix things. You should be mechanically inclined, resourceful, detail-oriented, and comfortable handling a wide variety of situations that come with managing luxury homes. Living in Park City or very close by is strongly preferred due to the level of availability and response time required. Property Operations & Maintenance
  • Oversee the day-to-day condition and operation of multiple luxury homes.
  • Regularly inspect properties for cleanliness, damage, wear and tear, safety issues, and needed repairs.
  • Coordinate housekeeping and ensure homes are guest-ready.
  • Maintain inventories and make sure homes are fully stocked with supplies and guest essentials.
  • Handle general repairs, maintenance, troubleshooting, and upkeep.
  • Be comfortable working on and troubleshooting major household appliances, plumbing, HVAC, hot tubs, garage doors, and other home systems.
  • Take care of repairs yourself whenever reasonably possible rather than automatically calling a vendor.
  • Determine when a licensed professional is necessary and coordinate vendors when needed.
  • Obtain multiple quotes when outside contractors are required to ensure competitive pricing.
  • Follow up with vendors to make sure work is completed properly and on time. Guest Support
  • Respond promptly to property and maintenance issues affecting guests.
  • Work closely with management to resolve problems quickly and professionally.
  • Take ownership of issues rather than simply passing them along.
  • Be available for after-hours calls and emergency situations when necessary. Preventative Maintenance
  • Keep track of maintenance schedules, filters, appliances, equipment, warranties, and other recurring needs.
  • Identify potential problems before they turn into expensive repairs or guest complaints. Winter Responsibilities
  • Coordinate snow removal and monitor properties during winter weather.
  • Ensure driveways, walkways, balconies, and entrances are safe and accessible.
  • If a snow removal company cannot respond quickly enough, be prepared to clear snow and treat icy areas yourself when necessary.
  • Guest safety is always the priority. Administrative & Communication
  • Maintain maintenance logs, property records, inventories, and expense records.
  • Upload receipts to designated Google Sheets.
  • Provide bi-weekly updates on completed work, outstanding issues, property conditions, and upcoming needs.
  • Keep management informed of anything that could affect a guest or property.
  • Work closely with Wendy to ensure property listings accurately reflect the homes and their amenities.
The right person will be:
  • Hands-on and mechanically inclined
  • Extremely detail-oriented
  • Comfortable troubleshooting and repairing household appliances and equipment
  • Experienced with general home maintenance and repairs
  • Resourceful and able to figure things out independently
  • Reliable, responsive, and organized
  • Comfortable working with guests, owners, housekeeping teams, and contractors
  • Able to prioritize multiple issues and use good judgment
  • Proactive rather than someone who waits to be told what needs to be done
  • Comfortable with Google Sheets, email, and basic technology
  • Available for after-hours emergencies when necessary
  • Able to provide reliable transportation between properties Previous experience in property management, vacation rentals, hospitality, maintenance, construction, or a similar field is preferred.
