Wingate Management Company is seeking an experienced Property Manager to lead operations at Forest Cove in Chesapeake, Virginia. We are looking for a hands-on property management professional with strong HUD and Tax Credit experience who can balance compliance requirements, day-to-day property operations, team leadership, and exceptional resident service. What You'll Do Oversee daily property operations, including occupancy, leasing activity, collections, resident relations, and overall property performance. Lead and support the onsite team while creating a positive and professional environment for employees and residents. Maintain HUD and Tax Credit/LIHTC compliance, including accurate resident files, documentation, notices, and reporting. Ensure annual and interim recertifications are completed accurately and within required timelines. Partner with maintenance, vendors, and community partners to ensure property and resident needs are addressed promptly. Support inspections, audits, reporting, and other operational and compliance requirements. What We're Looking For 5+ years of Property Manager experience required. HUD and Tax Credit/LIHTC housing experience required. Strong experience completing annual and interim recertifications and maintaining compliant resident files. Strong leadership, organizational, and problem-solving skills with the ability to manage multiple priorities and deadlines. Excellent customer service, resident-relations, and written and verbal communication skills. A hands-on leader who takes ownership, follows through, and works collaboratively with residents and the onsite team.
