Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

Position Summary The Property Manager is responsible for the overall day-to-day operation and financial performance of an assigned apartment community. This position oversees leasing, resident relations, collections, maintenance, team performance, vendor relationships, budgeting, property appearance, and compliance. The Property Manager is responsible for achieving established occupancy, revenue, expense, and operational goals while maintaining the property to company standards and providing a high level of service to residents. The successful candidate will be a hands-on, organized, and accountable leader who can manage multiple priorities, make sound business decisions, develop a strong onsite team, and maintain positive relationships with residents, owners, vendors, and employees. Essential Responsibilities Property Operations & Financial Performance Manage the daily operations of the assigned apartment community. Establish and achieve property occupancy, revenue, leasing, collection, and expense goals. Review property financial statements, rent rolls, operating reports, and other financial information to identify trends and opportunities. Assist with the preparation of annual operating and capital budgets. Monitor actual expenses against budget and take corrective action when necessary. Control operating expenses while maintaining appropriate service and property standards. Review and approve invoices for vendors, contractors, and service providers. Verify that work has been completed before approving invoices for payment. Ensure invoices are properly coded and submitted according to company procedures. Monitor accounts payable and communicate with vendors, accounting, and ownership regarding outstanding issues. Maintain appropriate records and complete required financial and operational reports. Leasing & Revenue Management Oversee the leasing process from initial inquiry through move-in. Monitor leasing activity, traffic, applications, approvals, move-ins, move-outs, and cancellations. Review market conditions and competitive properties to identify opportunities and challenges. Implement leasing and marketing strategies to achieve occupancy and revenue goals. Monitor rental rates, concessions, fees, and lease terms. Ensure leasing staff follow established company policies and procedures. Review prospective resident applications in accordance with company screening criteria and applicable laws. Oversee renewal activity and develop strategies to retain qualified residents. Maintain accurate and timely leasing records in the property management system. Collections & Resident Accounts Monitor delinquency and ensure rents and other charges are collected and posted timely. Establish and follow consistent collection procedures. Review delinquency reports and take appropriate action. Ensure late fees and other charges are applied consistently and in accordance with leases and applicable laws. Oversee the eviction process in accordance with company procedures and applicable legal requirements. Work with residents to resolve account questions and payment issues. Maintain accurate resident account records. Resident Relations Promote a positive resident experience and encourage resident retention. Respond promptly and professionally to resident complaints, questions, and concerns. Resolve resident issues fairly and consistently. Follow up on resident concerns to ensure appropriate resolution. Maintain professional relationships with residents while enforcing lease terms and company policies. Ensure maintenance requests are addressed promptly and completed to company standards. Maintenance & Property Appearance Work closely with the Maintenance Supervisor and maintenance team to ensure timely completion of work orders. Monitor open work orders and follow up on outstanding or recurring maintenance issues. Conduct regular property inspections. Ensure buildings, apartments, grounds, amenities, common areas, parking areas, and offices are maintained to established standards. Monitor apartment make-ready performance and vacancy turns. Review capital improvement and major repair needs with the Regional Property Manager. Ensure preventative maintenance programs are being completed. Monitor maintenance expenses and vendor performance. Ensure the property remains safe, clean, attractive, and market-ready. Team Leadership & Employee Management Recruit, interview, hire, train, and develop onsite employees. Establish clear expectations and accountability for all team members. Provide ongoing coaching and performance feedback. Conduct employee performance evaluations. Address performance issues promptly and in accordance with company policies. Schedule and coordinate onsite staff to ensure adequate property coverage. Ensure employees follow company policies, procedures, and safety requirements. Promote teamwork, professionalism, accountability, and excellent customer service. Maintain appropriate employee documentation and communicate personnel issues to the Regional Property Manager. Vendor & Contractor Management Establish and maintain professional relationships with approved vendors and contractors. Obtain and review estimates as required. Ensure vendors have required insurance and documentation before work is performed. Monitor vendor performance, pricing, workmanship, and responsiveness. Verify that work is completed according to the approved scope before invoices are submitted for payment. Address incomplete, unsatisfactory, or improperly performed work. Follow company purchasing and vendor approval procedures. Patterdale Management is looking for a Property Manager who can take ownership of the day-to-day operation of the community, lead a strong onsite team, protect the property's financial performance, and create a well-maintained and positive environment for residents.
Pay:
$60,000.00 - $68,000.00 per year
