A Property Manager manages operations for an apartment building or complex. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Roanoke, VA (In Person) About Elm & Mountain Manors Elm and Mountain Manors are independent living communities serving seniors age 62 and older and individuals with disabilities in Roanoke, Virginia. We are committed to providing quality affordable housing, exceptional customer service, and a safe, supportive environment where residents can thrive. We are seeking a Property Manager who is organized, detail-oriented, and customer-focused to oversee the day-to-day operations of our communities. This position is responsible for property operations, resident relations, staff supervision, HUD compliance, leasing and occupancy, and financial and administrative functions. The ideal candidate is a hands-on leader who can balance regulatory requirements with excellent customer service and sound operational judgement. Responsibilities Oversee daily property operations, including staff coordination, maintenance, resident services, and office functions. Ensure compliance with HUD regulations, Section 8 requirements, and company policies and procedures. Manage leasing and occupancy activities, including resident certifications, recertifications, waiting lists, and move-ins and move-outs. Maintain accurate and complete resident files, property records, reports, and compliance documentation. Monitor rent collections, invoices, operating expenses, and property budgets. Address resident concerns, property needs, end emergencies with professionalism and sound judgement. Build positive relationships with residents, families, visitors, vendors, and community partners. Utilize property management software OneSite for leasing, reporting, and resident records. Maintain confidentiality and ensure the office and community operate in an organized and professional manner. Participate in on-call responsibilities and occasional weekend coverage as needed.
Qualifications Required:
Knowledge of HUD and Section 8 housing programs. High School diploma or equivalent required; associate degree preferred. Previous property management, affordable housing, or administrative experience preferred. OneSite or similar property management software experience preferred. Proficiency in Microsoft Office, including Word, Excel, and Outlook. Strong organizational, communication, customer service, and problem-solving skills. Ability to prioritize responsibilities, work independently, and exercise sound judgement. Caring, professional, and respectful approach to serving seniors and individuals with disabilities.
