full-time Universal Field Services is hiring a Sr. Relocation Agent to join our Public Sector project teams in Seattle, WA! SUMMARY This position is primarily responsible for providing relocation assistance on complex relocations involving individuals, families, businesses, non-profit organizations, and farm operations displaced as a result of a federally funded or federally assisted project, using proper legal procedures and client-specific criteria. This is a safety-sensitive position.

QUALIFICATIONS

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required, and the physical demands of the job. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. Minimum of 8 years of experience in relocation, with a focus on non-residential relocations. No Real Estate license required. IRWA credentials preferred.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Core duties and responsibilities include the following. Other duties may be assigned. Has advanced understanding of the Uniform Relocation Assistance and Real Property Acquisition Policies Act of 1970, as amended (URA) and Title 49 CFR, Part 24, and client's policies and procedures. Has advanced knowledge of the sequence of processes required to complete the relocation. Effectively communicates with the displacee to ensure understanding of the Relocation Assistance Program and requirements. Provides advisory assistance to displaced person(s), including personal interviews; preparing, issuing, and explaining required notices; offering transportation to view replacement housing, etc. Locates comparable housing and computes rental assistance and price differential calculations. Prepares Mortgage Interest Differential Payment and Incidental Expense calculations. Performs Decent, Safe and Sanitary Inspections. Locates and advises non-residential displacee(s) of suitable replacement sites. Prepares and/or obtains Moving Cost Estimates. Understands and computes payments for Substitute Personal Property, Actual Direct Loss of Tangible Personal Property, and Low Value/High Bulk. Evaluates and prepares Reestablishment Payments. Analyzes criteria and prepares Fixed Payment In-Lieu of Moving and Reestablishment Payment. Prepares paperwork and displacees' claims for payment. Maintains accurate records of every contact made with the displaced person(0s). Ensures accuracy and timeliness of data input into status tracking reports and/or databases on assigned parcels. Maintains accurate and detailed parcel files. Accurately completes all required paperwork in a timely manner to meet deadlines. Communicates all daily activities to immediate supervisor, as defined by project(s). Mentors project relocation staff. Ability and flexibility to work in cooperation with all those assigned to the project(s). Reports to Project Manager, Assistant Project Manager, or Relocation Supervisor, as defined by the project(s).
