Part-Time Licensed Property Manager - AppFolio Experience Required Amera Property Management | Olympia, WA 98506 Part-Time | Approximately 25 Hours per Week | $26-$28/hour DOE Amera Property Management is seeking an experienced, dependable Washington-licensed Property Manager to join our Olympia-based team. This is a part-time position averaging approximately 25 hours per week. We need a self-directed residential property management professional who can independently manage the day-to-day needs of an assigned portfolio with limited supervision. The right candidate will be comfortable making sound decisions, prioritizing competing issues, following matters through to completion, and communicating frequently by phone and email with tenants, property owners, applicants, vendors, and team members. Previous hands-on AppFolio Property Manager experience is required. We are looking for someone who can step into an established operation, take ownership of their responsibilities, and become productive quickly. Responsibilities Responsibilities include the customary day-to-day functions of residential property management, including: Serve as a primary point of contact for property owners and tenants, including regular phone communication. Independently respond to tenant questions, concerns, maintenance issues, and lease-related matters. Communicate proactively with property owners by phone and email regarding property conditions, repairs, vacancies, tenant matters, and other portfolio needs. Coordinate maintenance and repairs with tenants and vendors; manage follow-up through completion. Manage and follow up on AppFolio maintenance requests and work orders. Market available rental properties; respond to prospective tenants; and coordinate showings, applications, screening, approvals, and move-ins. Prepare and manage leases, renewals, notices, addendums, and related documentation. Monitor rent collection, delinquencies, notices, and tenant account issues. Conduct and coordinate move-in, move-out, and periodic property inspections. Coordinate property turnovers and make-ready work. Prepare security-deposit documentation and dispositions. Maintain accurate property, owner, tenant, vendor, and lease records in AppFolio. Coordinate lease enforcement and required notices in accordance with Washington law and company policies. Organize workload independently, prioritize urgent matters appropriately, and maintain clear documentation and communication. Perform other customary duties associated with professional residential property management. Required Qualifications Current Washington State real estate license. Residential property management experience. Previous hands-on experience with AppFolio Property Manager. Working knowledge of Washington residential landlord-tenant laws and property management practices. Excellent written, verbal, and phone communication skills. Strong organization, time management, judgment, and follow-through. Demonstrated ability to work independently, manage multiple priorities, and take initiative without constant direction. Professional and confident communication style with owners, tenants, applicants, and vendors. Strong computer and technology skills. Reliable transportation and ability to travel locally to managed properties. Schedule & Work Location This position averages approximately 25 hours per week, primarily during regular weekday business hours. The role is based out of our Olympia office and includes local field work throughout the Olympia area. | Flexibility with scheduled hours | Candidates must live within reasonable commuting distance of Olympia and be available for in-person property visits, inspections, move-ins/move-outs, and occasional meetings with owners, tenants, and vendors. Compensation $26-$28 per hour , depending on experience and qualifications.
