Who we are We're LT Property Management, and we manage about 2,130 units across the Spokane region. We're growing fast, and the thing that makes it work is our pods — small property management teams where everybody knows their lane and everybody covers for each other. We're looking for an Assistant Property Manager to jump into one of those pods. What this role really is You'll be the driver of the leasing side and a true partner to your Property Manager — not a helper on the sidelines. Leasing, marketing, listings, applications, renewals, inspections, move-ins, tenant communication, and a good chunk of everyday problem-solving all live with you. Your PM handles the heavier compliance, financial, and owner-facing work, and the two of you back each other up constantly.

What you'll own Leasing & move-ins Draft leases for new tenants and renewals Build and send move-in packets, then make move-in day smooth — keys, access codes, inspection reports Handle renewal notices, renewal leases, and leasing updates to owners Keep unit statuses, pricing, and availability current in Mothership Post price adjustments, move-in incentives, and concessions across all platforms Marketing & listings Manage our marketing — listings, photos, promotional materials Oversee all ILS platforms (Apartments.com, Zillow, Furnished Finder, Facebook, and more) and stay on top of lead volume, ad spend, and performance Partner with our virtual assistants on applications and listing management Inspections & fieldwork Complete and coordinate inspections, including but not limited to annual, move-out, fire/life safety, and compliance inspections Tenant support Communicate proactively with tenants so small things don't become big things Lead day-to-day tenant relations and support your PM with property onboarding and serving notices Housing assistance Learn the ins and outs of Spokane Housing Authority, Goodwill, SNAP, Veterans Assistance, and other programs Screen and process assisted applicants, coordinate inspections, and manage voucher documentation Keep agency reps in the loop so move-ins and renewals stay on schedule This role is still evolving, so responsibilities will shift as the company grows. Flexibility matters here. What we're looking for Property management, leasing, or customer-facing operations experience (strongly preferred) Clear, direct, timely communication — written and verbal Comfort with software: AppFolio, ILS platforms, standard office tools. If you pick up new systems quickly, you'll do great Strong organization — you'll juggle a lot of moving pieces across multiple properties Resourcefulness. You dig into the SOPs and tools before raising a hand, and you know when a situation genuinely needs your PM (legal issues, big owner decisions, high-risk tenant conflicts, large expenses) Reliability, and a willingness to step into your PM's lane when coverage is needed — you'll get the same in return Valid Washington driver's license and reliable transportation: This job requires field work and driving What success looks like after a few months Listings are accurate and competitive everywhere.
