REGIONAL
MANAGER, you will be responsible for overseeing the operations of multiple properties, managing staff, and implementing strategies that meet the company's goals. Your role includes maximizing occupancy and property value, guiding and training Community Managers, and supporting team hiring processes. Employment Status Exempt (not eligible for overtime) Primary Responsibilities Conduct all activities in compliance with our policies, Fair Housing laws, ADA, Fair Credit Reporting Act, and other relevant regulations. Leadership Lead large teams effectively, ensuring accountability and meeting deadlines. Understand the needs of both internal and external customers, providing servant leadership. Delegate responsibilities clearly and check in regularly to ensure progress. Make prompt, sound decisions and communicate them efficiently to the team. Build trust as a leader, empowering team members, encouraging initiative, and handling difficult conversations professionally. Financial Management Assist Community Managers in budget preparation and ensure adherence throughout the year. Oversee property operations, including rent collection, office procedures, and expense management. Engage with property owners to identify opportunities for operational improvements and capital projects. Personnel Management Recruit, train, motivate, and manage key on-site staff, conducting orientations, performance reviews, and ongoing training. Provide guidance on marketing, leasing, and other essential skills to enhance team effectiveness. Administrative Responsibilities Ensure lease documentation is up to date and conduct regular property inspections. Manage office opening schedules and maintain office and model apartment conditions. Attend scheduled meetings and submit reports to the main office and property owners. Resident Relations Foster a community atmosphere and ensure a positive customer service experience for all residents. Respond promptly to resident inquiries and concerns. Maintenance Oversight Regularly inspect properties, including common areas, vacant units, and maintenance facilities. Marketing and Leasing Conduct monthly market surveys and monitor competitor properties to stay informed on market conditions. Ensure staff completes required training and address performance issues as needed. Safety and Risk Management Report incidents promptly and adhere to safety protocols related to property maintenance and health issues. Conduct safety inspections and ensure monthly safety meetings are held. General Duties Perform additional tasks as assigned by the Vice President. Qualifications Proven experience managing multiple properties with a background in supervision and a track record of success. Proficient in Word, Excel, YARDI, On-Site, and other marketing software. Work Schedule Minimum of 40 hours per week, with availability during evenings, weekends, and emergencies as needed. Education and Certifications High School diploma or equivalent required; CAM certification preferred. Physical Requirements Ability to perform a mix of standing, walking, and sitting tasks based on daily needs. Occasionally lift items up to 25 lbs. and frequently perform activities such as bending, stooping, and reaching. Vision and Hearing Requirements Strong visual acuity required for reading reports and inspecting properties. Must effectively communicate via phone and in person. Mental and Emotional Requirements Ability to thrive in a fast-paced environment, meet deadlines, and handle customer service interactions professionally. Work both independently and collaboratively, providing clear direction to team members. Driving Requirements Regular use of personal vehicle for property inspections and meetings. Must maintain a valid driver's license and insurance. Safety Responsibilities Adhere to all safety protocols, report unsafe conditions, and use appropriate safety gear.
