A Residential Community Manager manages operations for an apartment community. Responsible for the maintenance and profitability of the apartment community. May provide information about the community to prospective residents, troubleshoot issues with the buildings and community residents. May also review and approve new lease applications, or be responsible for negotiating and closing sales.
Community Manager Our Community Managers have an ownership mindset, are collaborative team leaders, and serve as trusted stewards of their communities and residents. As the Community Manager, you are responsible for all aspects of the daily operations of a manufactured home community (MHC), ensuring the property is managed efficiently and effectively to achieve high occupancy, maximize rent collections, maintain exceptional resident satisfaction, and control operating expenses. You will model professional, ethical, and service-oriented leadership while fostering strong relationships with residents, team members, vendors, and company leadership. This position requires dedication, initiative, sound judgment, urgency, adaptability, and a commitment to operational excellence. This is a full-time, in-person position. Working hours are generally fixed; however, availability to respond to emergencies and urgent community matters is required. Bilingual is a plus!
Responsibilities:
Community Operations Lead and oversee all recurring daily operations of the community. Ensure compliance with company policies, operating procedures, and the Team Playbook. Maintain community standards by conducting regular property inspections, identifying maintenance and rule violations, and ensuring timely resolution. Foster a safe, clean, and welcoming environment for residents and visitors. Supervise office and maintenance staff, providing coaching, direction, accountability, and performance feedback. Financial Management Maximize community revenue through timely rent billing, rent collection, delinquency management, and lease enforcement. Process evictions when necessary in accordance with company policy and applicable laws. Discuss any proposed deviations from company delinquency policy with the Vice President, Property Performance. Review, approve, and submit vendor invoices promptly to ensure timely payment. Monitor operating expenses and exercise careful cost control while maintaining community standards. Review operating and financial reports, identify trends and variances, and implement corrective action as needed. Resident Relations Deliver exceptional customer service by responding promptly and professionally to resident questions, concerns, and complaints. Develop and support resident engagement programs that promote satisfaction, retention, and a positive community culture. Address lease and community rule violations consistently, fairly, and professionally. Vendor & Maintenance Management Identify, select, negotiate, and manage vendor contracts to ensure quality service and competitive pricing. Develop clear scopes of work and maintain productive relationships with contractors and service providers. Partner with Maintenance and Vice President, Asset Maximization to oversee capital improvement projects and major repairs, ensuring work is completed safely, on time, within budget, and to company standards. Manage maintenance priorities to maximize team productivity while utilizing outside contractors when appropriate. Reporting & Administration Accurately maintain community records in RentManager and other company software systems. Prepare and submit operational and financial reports accurately and on schedule. Participate in monthly operational meetings with the Vice President, Property Operations and fellow Community Managers to review performance, discuss challenges, and share best practices. Leasing, Marketing & Sales Develop and execute leasing and marketing strategies to achieve occupancy and home sales goals. Monitor local market conditions by analyzing comparable manufactured home communities, apartment communities, and single-family rental markets. Build relationships with local manufactured home dealers and industry partners to strengthen market awareness. Conduct competitive market analyses and recommend rental rates, home pricing, and leasing strategies. Personally assist prospective residents through the leasing and home purchase process, including financing applications when applicable, to maximize conversion. Leadership & Continuous Improvement Lead by example with an ownership mentality and commitment to excellence. Identify opportunities to improve operations, resident experience, financial performance, and team effectiveness. Evaluate operational risks and recommend mitigation strategies. Recommend capital improvements and operational initiatives that enhance the long-term value of the community. Build a positive, accountable, and high-performing team culture while supporting employee development and engagement.

$58,000.00 - $60,000.00 per year
