Director of Property Management Job Summary We are seeking a dynamic, high-energy, and experienced Property Manager with Lease-Up experience to lead the operations, leasing strategies, and community development of our residential property in Beloit, WI. The ideal candidate will possess a proven track record in lease-up management —taking a property from construction/renovation completion or a high-vacancy state to stabilized occupancy. Lease-Up Phase:
Execute a proactive marketing and leasing strategy to aggressively meet and exceed weekly and monthly occupancy goals during the critical lease-up period.
Active Leasing:
Personally conduct property tours, manage lead pipelines via CRM software, follow up diligently with prospective residents, and close leases.
Market Analysis:
Monitor local Beloit and Stateline area market trends, competitor concessions, and pricing structures to provide strategic recommendations.
Application & Onboarding:
Oversee the application process, conduct background/credit checks, approve leases according to fair housing laws, and coordinate seamless move-ins. 2.
Oversee the neatness and presentation of the leasing office, model units, and overall curb appeal of the property.
Vendor & Maintenance Coordination:
Work side-by-side with the maintenance team to track work orders, ensure efficient turn-times on vacant units, and supervise external vendors.
Financial Accountability:
Manage collections, enforce timely rent payments, process notices, and handle renewals. Assist in managing the property's operational budget.
Required Qualifications & Skills Experience:
Minimum of 2-3 years of on-site residential property management experience.
Lease-Up Background:
Proven, verifiable experience successfully stabilizing a property during a lease-up phase is strictly required .
Leasing Track Record:
Demonstrated ability to consistently meet or exceed leasing quotas and close deals.
Customer Relations:
Outstanding interpersonal, verbal, and written communication skills; a genuine passion for working with people.
Regulations:
Strong working knowledge of local Wisconsin landlord-tenant laws and Federal Fair Housing guidelines.
