Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

We are seeking a Property Manager to lead a lease up in the Madison market. This is a great opportunity to join an experienced team and manage a new property. The Property Manager (PM) is responsible for providing direct management oversight for the assigned properties. The Property Manager is responsible for maximizing NOI and asset value on behalf of Founders 3's clients. Specific responsibilities include property management, operations, maintenance, client and resident relations, supporting the leasing team, marketing, accounts payable, collections, annual budgeting, risk management and financial reporting.
KEY RESPONSIBILITIES
Monthly / Quarterly financial and management reporting as required by client. To provide oversight of contractors and maintenance personnel at properties to ensure they are being maintained properly and as required. To build relationships in order to retain current business, expand opportunities with existing clients and leverage that in pursuit of additional clients and business opportunities. Understanding the leasing process and effectively supporting the leasing team. Guide and direct property staff members in a respectful way. Hold daily priority staff meetings to keep staff and property on track. Ensure the assigned properties are managed consistent with Founders 3's Core Practices and Standards of Excellence Need to be financially astute and have a thorough understanding of accounting principles including cash & accrual basis accounting methods and reading and understanding financials. To project and achieve budgeted financial goals as outlined in the approved annual operating budget while adding value to the property(s) with prudent management and business decisions. Ensure the Assistant Property Manager's responsibilities are being completed as required. Maintain the reporting system for logging and tracks property operational issues such as roof leaks. Post deferred revenue and reconcile it monthly
Requirements:
TECHNICAL SKILLS
Education and/or
Experience:
Bachelor's Degree and/or industry certification preferred. Minimum of 5 years property management experience assisting in the management of residential real estate.
Reasoning Ability:
Ability to apply common sense understanding and carry out detailed written or oral instructions. Ability to define problems and collect data, establish facts, and draw valid conclusions. Ability to interpret a variety of technical information involving a few concrete variables. Need to be financially astute and have a thorough understanding of accounting principles including cash & accrual basis accounting methods and reading and understanding financials. Certificates, Licenses, and/or
Registrations:
A valid driver's license and insurance.
Computer Applications Skills:
Ability to work in a Windows environment and with standard current computer applications. Yardi PM software preferred.
