Salary - based on experience About Us We are a vertically integrated real estate development and property management company focused on luxury multifamily communities and commercial properties. Our growing portfolio includes three apartment and townhome communities totaling 273 units: One stabilized, fully occupied property One community nearing stabilization One community in active lease-up We are seeking an experienced Community Manager to oversee daily operations, leasing performance, and resident relations for North Town Partners' residential communities. Position Overview The Community Manager is responsible for overseeing the day-to-day operations, leasing performance, and resident relations for North Town Partners' residential communities. This role manages on-site leasing staff, coordinates property operations, and ensures that assigned properties achieve occupancy, revenue, and operational goals. The Community Manager plays a critical role in executing lease-up strategies, maintaining resident satisfaction, and ensuring that properties operate in compliance with company policies and all applicable housing laws and regulations. Key Responsibilities Leasing and Occupancy Management Oversee leasing activities and ensure properties are leased to qualified residents Develop and execute leasing strategies to achieve occupancy and stabilization goals Monitor leasing performance and adjust marketing and leasing strategies as necessary Oversee leasing staff and ensure timely follow-up with prospects, tours, and applications Property Operations Manage the day-to-day operations of assigned communities including staff coordination, vendor relationships, and resident communication Ensure properties are maintained in a safe, clean, and appealing condition Coordinate with maintenance personnel and vendors to address service requests and property needs Conduct regular property inspections to monitor building condition, cleanliness, and curb appeal Resident Relations Promote high levels of resident satisfaction and retention Respond to resident questions, concerns, and complaints in a timely and professional manner Work to resolve service issues and maintain a positive community environment Financial Management Maintain proactive oversight of annual property operating budgets Monitor property financial performance and operate within approved budget guidelines Track leasing metrics and operational performance to support property profitability Compliance & Policies Ensure compliance with Fair Housing laws and other applicable housing regulations including the Americans with Disabilities Act (ADA) and Fair Credit Reporting Act (FCRA). Ensure company policies and procedures are consistently followed by property staff Team Leadership Supervise and support on-site leasing staff including assistant community managers and leasing agents Provide training, coaching, and oversight to ensure strong leasing performance and customer service Qualifications College degree or equivalent experience required One (1) to two (2) years of property management, leasing, or related industry experience preferred Working knowledge of Fair Housing laws and multi-family property operations Strong proficiency with Microsoft Office including Outlook, Word, and Excel Excellent verbal and written communication skills Strong customer service skills with the ability to resolve issues professionally and efficiently Ability to supervise and support a team in a fast-paced environment What We Offer Competitive compensation based on experience Company Phone & Computer Potential for long-term growth as portfolio expands Supportive but accountable operating environment
