Job Description

The Assistant Property Manager supports the Property Manager in overseeing the daily operations and financial performance of the property. This role includes assisting with tenant relations, lease administration, property inspections, and financial reporting. The Assistant Property Manager works to ensure the property is maintained according to company standards and helps create a positive living environment for residents.
Key Responsibilities Key Responsibilities Leasing and Tenant Relations:
Assist with showing units, processing applications, and screening prospective tenants. Prepare and manage lease agreements and renewals, ensuring compliance with company policies and regulatory requirements. Respond promptly to resident inquiries and resolve issues professionally to maintain a high level of tenant satisfaction. Facilitate tenant move-ins and move-outs, including coordinating inspections and managing security deposits.
Financial Management:
Collect rent, record payments, and follow up on delinquent accounts, helping to ensure timely payments from all tenants. Support the Property Manager with budget preparation, tracking expenses, and monitoring financial performance. Prepare daily, weekly, and monthly reports related to occupancy, income, and maintenance expenses as required. Process vendor invoices, and assist with vendor contract management to control costs and ensure quality service.
Maintenance and Inspections:
Coordinate and schedule maintenance requests with the maintenance team and follow up to ensure completion. Conduct regular property inspections to identify any maintenance or safety issues and report findings to the Property Manager. Assist in planning and executing preventive maintenance programs and capital improvement projects. Ensure that the property is clean, safe, and well-maintained, meeting company and regulatory standards. Assist with showing units, processing applications, and screening prospective tenants. Marketing and Community Engagement:
Assist in developing and implementing marketing strategies to attract new residents and retain existing tenants. Organize and participate in resident events and activities to build a strong sense of community. Maintain an active presence on social media and other digital platforms to promote the property's reputation.
Administrative Duties:
Maintain accurate records of resident files, leases, and other property documents. Update and manage property management software with resident information, maintenance requests, and financial data. Assist the Property Manager with special projects and administrative tasks as needed.
Qualifications Skills:
Strong organizational skills with excellent attention to detail. Proficient in property management software (e.g., Resmen, Yardi, RealPage, or MRI) and Microsoft Office Suite. Excellent verbal and written communication skills. Customer service-focused with a proactive approach to problem-solving. Ability to work independently and as part of a team. Work Environment and Physical Requirements Ability to sit, stand, and walk frequently throughout the property. Capability to lift up to 25 pounds and conduct property inspections as needed. Availability for occasional evening and weekend work based on property needs.

$21.00 - $24.00 per hour
