Overview We are seeking a highly motivated and detail-oriented Certified Occupancy Specialist specializing in Affordable Housing to join our dynamic team. In this vital role, you will oversee the occupancy processes for affordable housing units, ensuring compliance with federal, state, and local regulations such as LIHTC (Low-Income Housing Tax Credit), Section 8, and HUD (Housing and Urban Development) guidelines. Your expertise will help support underserved communities by managing tenant eligibility, lease administration, and property occupancy while fostering positive relationships with residents and stakeholders. Duties Manage tenant eligibility verification processes, including income documentation, background checks, and compliance with Fair Housing regulations. Administer leasing procedures for affordable housing units using property management tools like OneSite and other software platforms. Ensure adherence to all relevant housing assistance programs such as Section 8 and LIHTC guidelines, maintaining accurate occupancy records. Conduct outreach and communication with prospective tenants, current residents, landlords, and community partners to facilitate smooth occupancy transitions. Perform crisis intervention and high-risk population support by addressing tenant concerns related to mental health conditions, addiction issues, or homelessness through motivational interviewing and social work techniques. Collaborate with property management teams to coordinate inspections, lease renewals, and compliance audits while supporting fair housing practices. Provide case management services to residents experiencing high-risk situations or crises, including crisis management planning and referral to social services agencies. Maintain detailed documentation of all occupancy activities, client interactions, and compliance reports in accordance with HUD regulations. Skills Strong knowledge of landlord-tenant law, Fair Housing regulations, and HUD policies related to affordable housing programs. Proficiency in property management tools such as OneSite and Microsoft Office Suite for record keeping and reporting purposes. Excellent negotiation skills to facilitate lease agreements and resolve disputes effectively. Experience working with culturally diverse communities and individuals from underserved populations. Ability to perform crisis intervention and provide addiction counseling or mental health support when necessary. Skilled in client communication, motivational interviewing techniques, and case management strategies tailored for high-risk populations. Knowledge of Section 8 housing assistance programs, LIHTC compliance requirements, and property management best practices. Capable of working under pressure in crisis situations while maintaining professionalism and empathy.
