A Scheduler or Operations Coordinator provides scheduling and logistical support for an office, company or organization. May specialize in scheduling required for production or for administrative work.
We are seeking an experienced and reliable Maintenance Technician to join our team in Bloomington, IL. As a Maintenance Technician, you will be responsible for performing routine maintenance and repairs to ensure the smooth and efficient operation of the park. You will work directly with the management team and residents to address maintenance requests, maintain a safe living environment, and contribute to the overall appearance and functionality of the property. Key Responsibilities (not limited to):
General Maintenance & Repairs :
Perform daily maintenance tasks such as plumbing, electrical, HVAC, carpentry, and appliance repairs to mobile homes and common areas within the park.
Preventive Maintenance :
Conduct regular inspections of mobile homes, grounds, and facilities to identify and address maintenance needs before they become larger issues.
Work Orders :
Respond promptly to maintenance requests from tenants, prioritize work orders, and complete all tasks in a timely and professional manner.
Grounds Maintenance :
Assist with landscaping tasks such as mowing, trimming, and maintaining common areas to ensure the park remains clean, safe, and visually appealing.
Safety & Compliance :
Ensure all repairs and maintenance work is completed and in compliance with safety standards, local regulations, and manufacturer guidelines.
Emergency Repairs :
Be available for emergency maintenance issues, including after-hours calls if necessary, to handle urgent repairs or issues that affect tenant safety and comfort.
Inventory & Supplies :
Keep track of inventory for maintenance supplies and materials, ensuring proper stock levels, and request new items as needed.
Collaboration :
Work closely with the Property Manager to address tenant concerns, complete work orders, and maintain communication on ongoing projects.
Record Keeping :
Maintain accurate records of all work performed, including maintenance requests, repairs, and any associated costs.
Qualifications:
Experience :
Minimum of [2-3] years of experience in maintenance, preferably in a mobile home park or residential setting.
Skills :
Proficient in a wide range of repair and maintenance skills, including plumbing, electrical, carpentry, HVAC, and general facility maintenance.
Problem-Solving :
Strong troubleshooting and problem-solving abilities to quickly diagnose and fix issues.
Communication :
Excellent communication skills, with the ability to work effectively with residents, management, and other team members.
Physical Requirements :
Ability to lift up to [50-75 lbs], climb ladders, and perform physical labor required for various maintenance tasks.
Safety Knowledge :
Knowledge of OSHA safety standards, local building codes, and environmental regulations.
Availability :
Must be available to work on-call for emergency repairs, and flexible with work hours as needed.
Driver's License :
Valid driver's license and reliable transportation to travel around the property and to supply stores as needed.
Preferred Qualifications:
Experience in mobile home park maintenance. Basic knowledge of landscaping or groundskeeping. Certification or training in HVAC, electrical, or plumbing. Ability to operate maintenance tools and equipment safely and efficiently.
Work Environment:
This position involves working both indoors and outdoors in all weather conditions. You will be required to perform physical tasks, including bending, lifting, and climbing, and handle occasional emergency situations that require prompt attention.
