View More Jobs Director-Land Records Lakewood, CO, United States Be the First to Apply Job Description Primary purpose: To manage the organization and access to all Land & ROW documentation including easements, rights-of-way, leases, permits, licenses and deeds for pipelines, facilities, natural gas storage, and Carbon Capture, Utilization, and Storage ("CCUS"), and all activities associated with the analysis, maintenance, data entry, document imaging, rental obligations & payment processing, and field disbursement payments for these agreements. Assist in departmental budgeting, invoice processing, and financial reporting.
Responsibilities Essential duties and responsibilities:
Lead, plan, organize and supervise Land Records activities and staff; assist in developing and implementing land records management and related department processes and procedures. Participate in, coordinate and supervise the analysis, maintenance, data input, document imaging, payments and administration of property rights and interests for all easements, leasehold, fee interests, licenses and permits. In addition to traditional land and right of way management processes and procedures, successful applicant shall manage, oversee, and supervise land records, payments, and division orders for various CCUS projects. Document, report and track the issuance and payment status of all checks drawn on the field disbursement accounts. Coordinate with Accounts Payable and Treasury to ensure timely and accurate reporting of checks in compliance with internal controls. Process vendor invoices for accuracy, record keeping and payment. Determines training requirements for staff and develops training materials related to land records software. Prepare yearly Land & ROW expense, capital, and rental budgets for the department. Review quarterly forecasts and actuals, revise budgets as necessary, and report to stakeholders as appropriate. Manage personnel related matters, including providing performance-based feedback, providing support, and completing administrative paperwork as needed. Report current performance and realistic future projections to the Vice President, Land and Right of Way, regarding any issues impacting performance and make recommendations to address problems. Oversee, review, analyze and reconcile complex records inquiries as they occur. Oversee, review, research, and respond to inquiries from government agencies, landowners, and internal customers/stakeholders. Promote and foster a positive open work environment, systems approach, and disciplined execution of all assigned tasks. Manage projects associated with acquisitions and divestitures as they relate to Land Records. Responsible for professional and technical activities associated with land records. Provide reporting from the Land electronic databases as needed. Deal with a wide variety of people with tact, courtesy, and professionalism. Speak clearly, both in person and by telephone, using a high level of verbal skills and listen carefully. Maintain a regular, dependable attendance and a consistently high level of performance. Will work non-traditional hours as needed. Maintain a high regard for personal safety, for the safety of company assets and employees, and the general public. Other daily, weekly, monthly or special project duties as identified and defined. Other duties as assigned. Qualifications Minimum requirements :
Education:
Bachelor's degree from an accredited institution in Business, Engineering, or a related discipline.
Experience/Specific Knowledge:
A minimum of fifteen (15) years' experience with right-of-way (preferably pipeline) responsibilities in the energy sector. A minimum of ten (10) years with direct people management. Knowledge of real property law, business law, budgeting & financial management, commodity pricing, title examination standards and procedures, agricultural and ranching practices and general pipeline construction, operation and maintenance activity. Knowledge of engineering terminology, drawings and maps. Knowledge of applicable federal, state, tribal and local governmental laws and regulations relative to acquisition, maintenance and management of right-of-way property interests. Knowledge of applicable standards for title sufficiency documentation, division orders, typical pipeline and facility construction, project accounting and tracking, etc. Knowledge of land related-software applications. Expert proficiency level in MS Office applications that may include but are not limited to Excel, OneDrive, OneNote, Word, PowerPoint and Outlook.
Certifications, Licenses & Registrations:
Must possess and maintain a valid driver's license and a driving record satisfactory to the company and its insurers (for travel). Must possess and maintain valid authorization as a notary public for the state within which the job is located.
Competencies, Skills & Abilities:
Must be a highly motivated individual that requires minimal supervision to accomplish goals. Strong written and oral communication skills. Strong interpersonal skills necessary to work with superiors, peers and subordinates including supervision of independent land contractors. Must be able to perform all essential and marginal functions of the job. Must be able to work with a team, take direction from management, adhere to required work schedules, focus attention on details and follow work rules. Ability to successfully perform multiple tasks with strict deadlines. Ability to organize and prioritize daily work. Job level commensurate with experience and skill sets; position will be filled depending on qualifications, experience and skill sets of the successful candidate.

Working Conditions:
May be required to carry a cell phone, and be available to respond during working and non-working hours. The successful candidate will be required to clear a drug screen and a complete background check, including credit report for certain positions, after an offer has been extended and prior to being employed.
