Job Description

Well-known Title Insurance Company is looking for a Construction Escrow Administrator to join the team. Here are the locations and a brief idea of what they are looking for - To coordinate and oversee the construction process. To direct construction disbursement operations to ensure compliance with Company policies and practices, by examining and approving lien waivers and disbursements. Also providing title services related to construction projects. On site 2+ years of experience Key Responsibilities Compare and balance the General Contractor statements to the owner statements for Escrow Account draw requests. Totals all columns, verify total contracts, subcontracts, prior payments, retentions, payment amount and remaining balance. Identifies necessary corrections and problems. Audits sworn construction statements and lien waivers for closings to ensure all parties with an interest in the project have released their lien rights. Become proficient in using the TEAM system regarding construction escrows, title and accounting functions as required by the loop construction escrow workflow. Meets with attorneys, owners, lenders and developers to discuss service options and quote fees. Service the commercial and residential closing and construction, escrow needs of the Division and other Company customers. Drafting, accepting, and administering construction escrow agreements. Accepting and processing funds for investment and disbursement of construction escrows. Maintaining accurate and comprehensive documentation in one's files, and on TEAM. Acquire knowledge of applicable federal, state, county, and local real estate laws and practice and ensure that customers are complying during construction escrow administration. Possess the decision-making skills necessary to make independent judgment calls necessary in administering and closing the above-referenced escrow @types unassisted. Open and administer customer-drafted escrows that have been previously reviewed and approved by an escrow officer or assistant escrow officer. Contribute to and promote the team effort of the Escrow department and the division in maintaining and enhancing current customer relationships as well as developing new ones by anticipating and meeting their service needs in a professional yet efficient manner, to the extent possible, regardless of whether those needs fall outside one's particular job responsibilities. Acquire the comprehensive knowledge of title insurance and clearance and policy issuance procedures necessary to issue endorsements using TEAM. Arrange for and facilitate disbursements to subcontractors and builders and follows-up and releases all escrows for pending assessments, work completions and title defects. Respond to general questions and concerns of subcontractors, lenders, sellers, and other clients. Correspond with customers regarding lien documents and corrections. Conduct research to determine lien coverages for new construction and @types of endorsements to final policies. Conducts "one-shot" examinations of files prior to closing. Aid developers, both before and after closing, to ensure that all closing conditions are met properly. Perform clerical duties which include processing mail, maintaining daily logs, answering phones and customer service. Write and @type correction letters to the customers, itemizing problems with the documentation. Perform other duties as assigned by the Assistant Construction Escrow Officer, Construction Escrow Officer or Department Manager.
