THE OPPORTUNITY

Simple Services keeps over 300 multifamily properties across DFW clean, maintained, and move-in ready. Our housekeeping division handles one of the most visible pieces of that promise: vacant unit turns. When a resident moves out, we move in — and the next person who walks through that door should feel like they're stepping into something brand new. We're growing, and we're looking for experienced independent housekeeping subcontractors who want consistent work, clear standards, and a company that treats you like a professional. WHAT YOU'LL BE DOING

Every assignment is a vacant multifamily unit — apartments, townhomes, and similar properties — prepared to meet our move-in ready standard. You'll follow the Simple Services room-by-room procedure, which covers everything from entry pre-treatment through final QA and lockout.

The two service tiers are:

On every job, you will: Apply dwell-time pre-treatment (oven degreaser, toilet bowl cleaner) on entry — before anything else Follow the color-coded microfiber system: RED for toilets, YELLOW for bathrooms, GREEN for kitchen food-prep surfaces, BLUE for general areas Work top to bottom, dry before wet — dust first, mop last Complete every room fully before moving to the next Conduct a final QA walk-through: smell test, floor-angle visual check, and detail spot-checks Document completed work and any pre-existing damage with photos in ServiceTitan before lockout

WHO YOU ARE

You're not a first-timer. You've cleaned professionally — ideally in multifamily or residential settings — and you understand that speed without quality isn't speed at all. You know the difference between a clean that looks done and a clean that is done. You're a good fit if: You have verifiable experience in professional housekeeping or janitorial work You show up on time, in uniform, with a fully stocked caddy — every time You follow written procedures and understand why process consistency matters in a client-facing business You can identify surface types and match the right product and pH to each — you don't guess You understand chemical safety — what not to mix and why — and you maintain SDS documentation for everything you bring on site You document accurately and promptly; photos aren't optional, they're protection for everyone You carry general liability insurance and, where applicable, workers' compensation coverage This isn't the right fit if… You prefer to improvise on process, skip documentation, or bring your own shortcuts to the job. Our QA standard is consistent across every property and every unit — because that consistency is exactly what our customers pay for. If you're not ready to operate within that framework, this won't be a good partnership.

THE STANDARDS YOU'LL BE HELD TO

Simple Services uses a formal QA process. Photos are reviewed after every job. Our supervisors conduct announced and unannounced site inspections. Two or more QA failures in a 30-day period triggers a performance review and temporary pause in assignment. We're transparent about this because we want partners who see the standard as something they're proud of — not something to work around.

REQUIREMENTS

Professional housekeeping experience — multifamily or residential preferred Full professional supply kit: color-coded microfiber cloths (RED, YELLOW, GREEN, BLUE — minimum 4 per color), flat microfiber mop, extension pole duster, grout brush, toilet bowl brush, non-abrasive scrub pads, vacuum with attachments, labeled spray bottles, cleaning caddy, knee pads, PPE, etc. Your own cleaning chemicals, maintained in original manufacturer containers General liability insurance on file with Simple Services before any assignment begins Smartphone with the ability to document work and photos in ServiceTitan Reliable transportation to DFW properties Clean professional appearance; full Simple Services uniform required on every job

COMPENSATION

Pay is per unit, based on service tier and unit size — discussed and confirmed at onboarding. This is a 1099 independent subcontractor engagement. You are responsible for your own taxes, insurance, tools, and chemicals.
