Job Description The Call Center Sales Representative is responsible for managing inbound and outbound sales calls for assigned storage properties. This role focuses on converting inquiries into rentals, scheduling customer appointments, and providing excellent customer service to prospective tenants. Each representative will oversee approximately 15 assigned properties, serving as the first point of contact for new customers while ensuring calls are routed appropriately when unavailable. Employee Schedule Our call center hours of operation are Monday through Friday from 7 AM to 7 PM, and Saturdays and Sundays from 10 AM to 4 PM. We are closed on all major holidays. The shift times will vary based on availability among our call center team. Full-time hours are between 30 and 40 hours per week, and part-time hours are less than 29 hours per week. Primary Responsibilities Inbound & Outbound Sales Operations Answer a high volume of inbound calls and provide friendly, professional assistance to potential and existing customers. Assess customer storage needs and recommend appropriate unit sizes, features, and packing supplies. Convert inquiries into rentals by completing leases over the phone or scheduling appointments for on-site rentals. Make outbound follow-up calls to prospective tenants who have inquired about storage units, including website leads, abandoned carts, and inquiries through utilized software systems such as Swivl. Monitor new and existing leads to ensure timely contact and follow-up, including reviewing lead notes and initiating outreach when no prior contact is documented. Follow up with waitlisted and open leads to confirm availability and determine whether previously requested unit types have become available. Utilize multiple communication methods (phone, email, and SMS) to maximize contact success, including sending follow-up texts after unsuccessful call attempts when appropriate. Lead Management & Communication Oversight Track, document, and maintain accurate records of all lead interactions, follow-ups, appointments, and outcomes within the system. Regularly review systems' notifications, including email and SMS, to ensure all customer inquiries receive timely responses, particularly for locations without on-site staffing or automated notifications. Actively monitor and remain logged into software systems, responding promptly to incoming conversations and customer inquiries in real time. Send detailed notification emails to individual storage locations when a rental is completed or when a prospective tenant plans to visit a facility, ensuring clear communication and thorough documentation on lead and tenant records. Customer Engagement & Sales Excellence Build rapport with prospective tenants, identify storage needs, and recommend appropriate solutions tailored to each customer. Maintain a high standard of professionalism, responsiveness, and customer service across all communication channels. Provide accurate and consistent information regarding promotions, rental terms, pricing, and property policies. Follow established sales scripts while remaining adaptable to each customer's needs and conversation flow. Collaboration, Reporting & Property Knowledge Work closely with Property Managers, District Supervisors, and the Operations Manager to ensure effective communication between the call center and individual storage locations. Provide feedback on lead quality, customer objections, response trends, and market insights to support continuous improvement of sales strategies. Develop and maintain familiarity with key features, layouts, and policies of all properties within the portfolio; training will include on-site visits to assigned locations.
