Purpose:
The Customer Service Specialist is responsible for providing excellent customer service under the guidelines of Ascentia's policies and procedures and all applicable laws. The customer service specialist strives to maximize manufactured home community occupancy through leasing and marketing efforts. Assists with administrative responsibilities associated with the efficient operation of a Multi-family community.
Essential Functions:
Provides excellent internal and external customer service Greets and assists residents and prospective residents Answers and directs incoming calls Prioritizes customer service ahead of other tasks and ensure that customers receive prompt and courteous service Displays productive, professional conduct and professional attire, per Ascentia policy, at all times Proactively and reactively inputs maintenance work orders to anticipate and resolve resident issues Assists prospective residents through the leasing process, in accordance with Ascentia policies and procedures and Fair Housing regulations Maintains knowledge of and provides accurate information in relation to market rent rates, occupancy rates, move-in specials, sister communities, and site amenities Shows available models/homes and highlights attractive features Uses selling techniques to "close the deal," obtaining a signed residential application Processes application and communicates with approved applicants on move-in information and Ascentia community guidelines Markets community through a variety of platforms Follows up with prospective residents in a timely fashion Utilizes and ensures accuracy of all marketing materials and signage Updates and posts online advertising regularly, to ensure accuracy Completes administrative responsibilities for community Processes leases and other paperwork and inputs information accurately into Yardi Prepares reports and communicates regularly with Community Manager regarding occupancy
