Job Description
You are the key to homeownership. As a Title Services Representative , you are the driving force behind a successful real estate closing. Acting as the central point of coordination, you work closely with agents, buyers, sellers, lenders, attorneys, underwriters, government agencies, and your team to ensure every transaction is accurate, compliant, and completed on time. From opening a file to disbursing funds and recording documents, you manage the details that keep transactions moving forward. Your expertise, communication skills, and attention to detail help create a seamless experience during one of the most important financial transactions of a client's life. You are a trusted advisor, problem solver, and relationship builder who helps transform contracts into successful closings. What You'll Do You'll be involved in every stage of the transaction: At the beginning , reviewing contracts, opening files, identifying requirements, and coordinating the information needed to move the transaction forward. In the middle , managing timelines, coordinating with all parties, resolving issues, clearing title requirements, and ensuring all documentation and conditions are completed accurately. At closing , facilitating a smooth settlement experience and ensuring all terms of the transaction have been satisfied. After closing , overseeing funding, disbursement, recording, and file completion to ensure a successful transaction. Your work helps buyers and sellers move forward with confidence while delivering an exceptional experience to clients and business partners. Key Responsibilities Transaction & Escrow Management Manage residential real estate transactions from contract receipt through closing and post-closing. Review purchase contracts, lender instructions, title commitments, and closing requirements for accuracy and completeness. Monitor transaction timelines and proactively address issues that could impact closing. Coordinate with agents, lenders, attorneys, buyers, sellers, surveyors, underwriters, and other parties to ensure timely file progression. Ensure compliance with company, lender, underwriter, and regulatory requirements. Title, Closing & Post-Closing Administration Prepare and review settlement statements, closing disclosures, escrow instructions, and closing documents. Review title commitments and coordinate the resolution of title issues and outstanding requirements. Obtain and review payoff statements, lender conditions, and other closing-related documentation. Coordinate funding, disbursement, recording, and post-closing activities. Resolve recording rejections, document deficiencies, and other closing-related issues. Maintain complete, accurate, and organized transaction files. Client Service & Business Development Deliver exceptional service to agents, buyers, sellers, lenders, attorneys, and referral partners. Build and maintain strong relationships that encourage repeat business and referrals. Serve as a trusted resource by providing guidance, answering questions, and resolving concerns professionally and efficiently. Support business growth through relationship development, networking, and outstanding customer experiences. Team Leadership & Development Mentor and support escrow assistants and team members. Delegate work effectively, audit accuracy, provide direction, and answer questions. Share industry knowledge and best practices to support team success and development.
