Job Description
Growing Third-Party Commercial Real Estate Management Company | Manchester, NH A growing third-party real estate management company with approximately 50 employees across five business divisions: Commercial Property Management, Condominium Association Management, Service & Maintenance, Construction Management, and Financial Services. The commercial portfolio includes approximately 50 properties totaling 1.5 million square feet and nearly 300 tenants, spanning New Hampshire's Lakes Region through Southern New Hampshire and into the Greater Boston market. The portfolio includes industrial, office, mixed-use, multifamily, and nonprofit-owned facilities with strong occupancy and tenant retention. Position Overview The Director of Commercial Real Estate provides strategic leadership and operational oversight for the company's commercial property management division. Reporting as a key member of the senior management team, this individual will lead a team of three Property Managers and a Lease Administrator, oversee client relationships, drive portfolio performance, and support the continued growth of the division. This role requires a seasoned commercial real estate leader who can balance high-level strategy with hands-on execution while serving as a trusted advisor to property owners and institutional clients. Key Responsibilities Strategic & Operational Leadership Direct operations for a diverse portfolio of commercial, industrial, office, mixed-use, multifamily, and nonprofit properties. Establish and maintain operational standards, best practices, and performance metrics. Drive business development initiatives and portfolio growth. Identify opportunities for operational improvements, technology adoption, and increased asset value. Client & Owner Relations Serve as the primary relationship manager for ownership groups, nonprofit organizations, and institutional clients. Lead portfolio review meetings and present financial performance, capital plans, leasing activity, and strategic recommendations. Ensure exceptional client service and long-term client retention. Financial Oversight Oversee annual operating and capital budgets. Review financial statements, forecasts, variance reports, and NOI performance. Partner with the accounting team to ensure accurate reporting, CAM reconciliations, tenant billings, and compliance. Drive value creation through cost controls and operational efficiencies. Team Leadership Lead, mentor, and develop commercial property management staff. Foster a culture of accountability, collaboration, customer service, and continuous improvement. Support recruitment, performance management, and professional development initiatives. Capital Projects, Facilities & Compliance Oversee maintenance operations, vendor performance, capital improvement projects, and risk management programs. Ensure compliance with OSHA, ADA, environmental, safety, and building code requirements. Collaborate with ownership groups and internal teams on capital planning and project execution. Requirements Required Bachelor's degree in Business, Real Estate, Finance, Construction Management, or a related field. 10+ years of commercial property management experience. 5+ years of leadership experience managing property management teams. Experience overseeing third-party commercial real estate portfolios. Strong expertise in budgeting, financial analysis, lease administration, capital planning, and asset management. Experience across office, industrial, retail, multifamily, and mixed-use properties. Valid driver's license with the ability to travel throughout New Hampshire and the Greater Boston region. New Hampshire Real Estate Broker or Salesperson License, or the ability to obtain one within six months of hire. Preferred Master's degree in Business, Finance, or a related field.
