Job Overview Hustad Companies, Inc. is looking for a highly organized Production Manager to help oversee the execution of commercial, multifamily, military housing, and exterior restoration projects across the United States from our Omaha headquarters. This is a production operations role for someone with construction experience who can manage details, coordinate people, communicate clearly, and keep projects moving from award through closeout. The Production Manager works closely with estimating, sales, field Project Managers, subcontractors, suppliers, vendors, accounting, and clients to make sure projects are planned, staffed, documented, communicated, and completed professionally. This role is a strong fit for someone who has enough field or project experience to manage production details now, while growing into a broader department leadership role as they prove they can own the workflow. Hustad's production standard is simple: start organized, keep the site safe, communicate before being chased, document what happened, escalate issues early, and finish with no loose ends. The Production Manager helps make sure that standard is carried through the field team on every project. Schedule and Availability This is a salaried management position with hours required to fulfill the responsibilities of the role. The position is expected to average approximately 45 hours per week , with some weeks reaching 50 hours depending on project volume, active production schedules, weather, client needs, field issues, change orders, or closeout demands. Onsite Project Managers generally work Monday through Saturday during active projects. The Production Manager must be available as needed to support field Project Managers, office personnel, subcontractors, vendors, sales, estimating, accounting, and clients, including occasional after-hours communication when projects require support across different time zones. This role does not require travel. Key Responsibilities Production Coordination and Field PM Support Oversee and support onsite Project Managers during active production. Help ensure each Project Manager understands the project scope, site manual, building sequence, client expectations, subcontractor assignments, safety requirements, documentation standards, and closeout expectations before work begins. Monitor active projects for schedule status, labor performance, material needs, safety issues, client concerns, change-order triggers, vendor issues, and documentation quality. Hold Project Managers accountable for daily updates, photo logs, issue tracking, site cleanliness, subcontractor coordination, punch lists, and final closeout. Help improve production workflows, reporting standards, field communication, closeout processes, and PM training. Estimating, Ordering, and Logistics Work with estimating after project award to verify scope, quantities, material lists, building sequence, production assumptions, labor needs, equipment needs, warranty requirements, and site-specific risks. Coordinate or verify material orders, staged deliveries, dumpsters, portable toilets, lifts, conveyors, equipment, permits, supplier coordination, and other jobsite logistics. Confirm ordered materials match the estimate, contract scope, manufacturer requirements, warranty basis, color selections, accessories, and production schedule. Track material returns and confirm credits are communicated to accounting or purchasing. Identify gaps between estimate assumptions and field execution needs before they become field problems. Subcontractor Management and Compliance Help vet subcontractors before assigning work, including experience, capacity, quality history, safety performance, licensing, insurance, and ability to meet Hustad standards. Prepare, issue, and track subcontractor agreements. Verify subcontractor compliance documents are collected before project execution, including COIs, required insurance limits, workers' compensation, general liability, auto coverage, additional insured endorsements when required, W-9s, licenses, registrations, and any project-specific documents. Confirm subcontractors are properly licensed or registered where work will be completed when required. Review subcontractor invoices against contracted scope, agreed pricing, approved change orders, completed work, and project documentation before approval. Ensure subcontractors do not negotiate scope, pricing, schedule commitments, or client-facing decisions directly with property staff or clients. Client, Sales, and Pre-Construction Coordination Lead or support pre-construction calls with clients, sales reps, estimators, Project Managers, subcontractor leads, and property contacts. Confirm scope, building order, start date, work hours, resident notices, staging, access routes, safety controls, site restrictions, communication expectations, and closeout process before work begins. Act as a liaison between sales and the client during production. Help resolve client issues during production, including schedule concerns, resident complaints, access conflicts, property damage concerns, warranty requests, change orders, and scope questions. Communicate clearly and professionally while protecting Hustad from unapproved commitments, undocumented scope changes, or avoidable liability. Change Orders, Scope Control, and Warranty Requests Help manage change orders with clients and subcontractors from identification through pricing, approval, documentation, execution, and billing. Make sure change-order items are supported with photos, measurements, location notes, scope basis, material impact, labor impact, and schedule impact. Track allowances, hidden damage, added scope, code-related items, owner requests, and field conditions that affect cost or schedule. Support warranty request intake, documentation, assignment, follow-up, and client communication. Ensure field staff do not promise reimbursement, free work, warranty coverage, schedule changes, scope additions, or repair responsibility without approval. Safety, Documentation, and Risk Management Support project safety planning before and during production. Confirm Project Managers and subcontractors are following safety expectations, including PPE, fall protection awareness, controlled access zones, ladder and equipment safety, resident protection, debris control, weather exposure planning, and daily safety communication. Confirm toolbox talks and safety meetings are completed and documented where required. Escalate serious safety issues, injuries, property damage, resident-impacting events, water intrusion, ceiling damage, weather exposure, uncontrolled site conditions, or unsafe work practices. Maintain accurate project records, photo documentation, issue logs, change-order records, and closeout documentation. Project Accounting, WIP, and Closeout Assist with production-level project accounting, including WIP status, project cost review, subcontractor invoice review, material returns, equipment charges, rental charges, open change orders, closeout readiness, and billing support. Coordinate with accounting to make sure costs, credits, invoices, returns, subcontractor payments, change orders, and closeouts are properly tracked. Confirm completed work is documented before approving subcontractor invoices or closeout. Ensure project closeout includes final photos, punch completion, material inventory, equipment removal, dumpster removal, portable toilet removal, warranty documentation, manufacturer inspection requirements, client walkthrough, and final sign-off. Review completed projects to identify estimating misses, subcontractor performance concerns, production workflow improvements, margin issues, and training opportunities. What Success Looks Like Projects are planned before crews arrive. Project Managers know their assignments, scope, site requirements, safety expectations, documentation standards, and escalation path. Subcontractors are properly vetted, contracted, insured, licensed, and managed. Materials, vendors, equipment, dumpsters, returns, and logistics are coordinated before they become delays. Clients receive clear communication and do not have to chase for updates. Change orders are documented, approved, and billed properly. Subcontractor invoices match contracted scope, agreed pricing, and completed work. Jobs close with clean sites, complete documentation, final photos, completed punch lists, and no loose ends. Production workflows improve over time instead of repeating the same problems. Required Qualifications Minimum of 3 to 5 years of construction production, project management, operations, coordination, or field leadership experience. Experience in roofing, exterior restoration, multifamily construction, commercial construction, insurance restoration, or similar construction operations preferred. Strong organization, follow-through, and communication skills. Ability to manage multiple active projects, field teams, subcontractors, vendors, documents, and deadlines. Ability to read scopes of work, estimates, proposals, work orders, material lists, subcontractor agreements, change orders, and project documentation. Understanding of subcontractor agreements, COIs, licensing, compliance documents, invoice review, and change-order controls. Comfortable coordinating materials, equipment, dumpsters, permits, deliveries, subcontract labor, and multi-building project logistics. Ability to communicate professionally with clients, sales reps, estimators, Project Managers, subcontractors, suppliers, accounting, and leadership. Comfortable using project management software, spreadsheets, email, mobile apps, photo documentation, and internal reporting tools. Valid driver's license. Preferred Qualifications Commercial roofing, multifamily roofing, or exterior restoration experience. Experience with shingle, TPO, EPDM, PVC, modified bitumen, coatings, siding, gutters, windows, paint, or other exterior restoration scopes. Experience supporting projects across multiple states or time zones from a centralized office. Experience with military housing, large multifamily portfolios, commercial property groups, institutional clients, or portfolio-based clients. Experience with CenterPoint Connect, Procore, Buildertrend, FCS, QuickBooks Projects, or similar construction/project management platforms. OSHA 30, fall protection, lift, telehandler, manufacturer training, or similar safety/technical certifications preferred. Spanish language ability is helpful but not required. Compensation Starting salary range is $70,000 to $85,000 per year , based on experience, construction knowledge, leadership ability, software proficiency, and production management background. A formal compensation and performance review will be completed after 6 months . Advancement in compensation will be based on demonstrated ability to manage production workflow, support field Project Managers, improve department organization, handle client and subcontractor issues, control documentation, assist with WIP and closeout, and reduce leadership involvement in day-to-day production execution.
