Director of Property Management Coastal Retreats Luxury Vacation Rentals - Miramar Beach, FL Compensation & Upside (High-Earning Potential) $85,000 Base Salary $5,000 Annual Bonus (paid quarterly based on performance) Recurring Commission Structure (Uncapped) Earn $600 per $25,000 of annual rental revenue Applies to any homes you personally bring into the portfolio Paid annually in perpetuity (every year, as long as the home stays with the company) Paid as a lump-sum based on each property's annual performance

$200,000 rental home → $4,800/year (every year) 5 homes at $200K each → $24,000/year recurring 10 homes at $250K each → $60,000/year recurring This role offers meaningful long-term income growth beyond salary, tied directly to performance and relationships you build. Position Overview Coastal Retreats is seeking a Director of Property Management to lead and scale operations across our growing portfolio of 64+ luxury vacation homes , with several more coming online this year. This is a senior leadership role responsible for overseeing Property Managers and Inspectors, maintaining our 5-star operational standards, and ensuring every home consistently delivers a best-in-class guest experience. The ideal candidate is a high-level operator —someone who can lead people, solve problems in real time, refine systems, and take ownership of day-to-day operations while directly managing a select group of homes. We are a performance-driven company with 100% owner retention , and this role is critical to maintaining and elevating that standard as we scale. Key ResponsibilitiesLeadership & Oversight Lead and oversee all Property Managers and Inspectors across the portfolio Act as the primary leader for day-to-day field operations Set clear performance expectations and enforce accountability Serve as the escalation point for complex operational, guest, and maintenance issues Training, Hiring & Team Development Recruit, interview, and hire Property Managers and Inspectors as the company grows Train all team members on company systems, standards, and expectations Continuously develop team performance through coaching and accountability Build and maintain a high-performing, reliable operations team Property Management (Hands-On) Directly manage a select group of luxury homes Ensure each property is guest-ready and operating at peak performance Oversee inspections, turnovers, and overall property condition Operational Excellence & Process Improvement Identify inefficiencies and refine operational workflows across the company Improve and standardize processes related to inspections, housekeeping coordination, and maintenance Ensure consistent execution of company standards at scale Maintenance Oversight Take an active role in maintenance coordination and problem-solving Diagnose issues and determine the most efficient resolution path Oversee vendors and ensure quality, speed, and cost control Implement and maintain preventative maintenance programs Must be maintenance-inclined with strong practical problem-solving ability Owner Experience Maintain strong relationships with homeowners Ensure proactive communication and high-level service Protect and reinforce the company's 100% owner retention standard Qualifications Proven experience in property management, hospitality, or operations leadership Strong leadership and team management skills Experience hiring, training, and managing teams Highly organized with strong problem-solving ability Maintenance-inclined with the ability to troubleshoot and manage repairs effectively Systems-oriented with the ability to improve and scale operations Ability to perform in a fast-paced, high-performance environment Strong communication skills with both team members and high-end clientele Detail-oriented with a commitment to excellence Experience with platforms such as Breezeway, PMS systems, or similar tools preferred Why Coastal Retreats Rapidly growing portfolio of luxury homes Industry-leading performance and revenue results 100% owner retention since inception High standards, strong systems, and a proven operational model Opportunity to grow into a larger leadership role as the company scales Final Note This is not an entry-level role.
