Childcare Co-Provider & Lead Operator — Live-In | Housing Included | Waldorf, MD

Sensory Haven Early Learning is a licensed sensory-based home childcare program opening in Waldorf, Maryland serving children ages 2-5. We are seeking one qualified childcare professional to serve as live-in Co-Provider and Lead Operator. This is not a typical childcare job. You will earn 60% of all monthly gross tuition revenue while living in a 4-bedroom, 3-bathroom home with all utilities and garage included at $2,400/month flat. At 4 children enrolled your rent is fully covered by your revenue share. At 8 children — full capacity — you net $2,400/month on top of your housing. The owner is present daily at midday and holds the primary FCC license and curriculum. You manage all other operating hours independently as Co-Provider.

RESPONSIBILITIES

Serve as licensed Co-Provider on the Maryland Family Child Care license Deliver owner-developed sensory-based curriculum to children ages 2-5 Manage morning and afternoon childcare operations independently Maintain a safe, nurturing, and structured daily environment Build and grow enrollment by connecting with local families in the community Manage daily schedules, meals, activities, and routines Keep accurate attendance and developmental records Communicate regularly with the owner regarding enrollment, operations, and family updates Maintain the childcare space in compliance with Maryland FCC licensing standards at all times

QUALIFICATIONS

Required:

Maryland 90-hour childcare certificate or CDA credential Maryland CARES background clearance (required prior to move-in) Maryland co-provider qualified OR willing to complete all co-provider requirements Experience working with toddlers and preschool-age children ages 2-5 First Aid and CPR certification (or willingness to obtain) Self-motivated, reliable, and comfortable operating independently Entrepreneurial mindset — you are running and growing this program

Preferred:

Existing relationships with families in the Waldorf or Charles County area Experience growing enrollment or marketing a childcare program Familiarity with sensory-based or play-based learning approaches
