Position Overview:
We are seeking an experienced Building Engineer for a regional portfolio of medical office buildings located in the Tucson market . This position will report directly to the Regional Property Manager. This individual will support the Property Manager and Property Administrator as well as the needs of the Tenants.
Responsibilities:
Operate, inspect, maintain, service and repair all mechanical (HVAC), electrical, lighting, plumbing, life safety and ancillary systems and equipment, safely and within intended designs, for the facilities and their structures. Oversee all outsourced/contracted vendor work, ensuring economic, quality results are completed in a timely fashion. Understanding of a competitive bid process. Serve as the primary day-to-day contact for tenants; create relationships and maintain open communication with all tenants. Assure that proper tools, test equipment, protective gear/equipment and technical literature are available and used to perform required tasks Ability to review, understand and provide feedback on building plans Courteously respond to and complete all tenant service requests in a timely fashion. Ensure optimal occupancy comfort by continuously monitoring the building automation system, making appropriate system adjustments and investigating all HVAC requests. If request is beyond the scope of the engineer or maintenance staff, schedule appropriate vendors/contractors with approval from the building owner. Monitor on-site construction activities/work for the building and their structures. Regularly tour construction sites throughout duration of construction projects, participate in construction meetings as necessary and assist contractors in engineering related areas. Maintain an adequate inventory of all parts, materials and supplies necessary for the operation of the facilities and their systems and equipment monitoring and controlling inventory to ensure purchases are cost-effective and efficient Required to be "On-Call" when needed, willing to work weekends or modified hours to accommodate building construction and urgent needs. Maintain the facilities' compliance with governmental regulations (i.e., ADA, CFC, OSHA and OSHA training, etc.) Keep all mechanical and storage areas in a clean and orderly fashion. Provide executive level support to Ownership, Building Management Team, and Building Staff Serve as the primary day-to-day contact for all tenants; create relationships with each contact and update contact lists as necessary; welcome new tenants to buildings Maintain emergency contacts for each building and distribute building announcements as required Respond courteously to tenant requests and complaints; answer and dispatch all work order calls to the appropriate party; input all new requests into work order system Dispatch requests to outside vendors as needed Approve invoices as needed to confirm contractor's work was completed as requested. Coordinate pricing, scheduling and billing of tenant special service requests and renovations Assist with budget process for assigned buildings and maintain a solid rapport with the Property Manager and Remedy team.
Qualifications:
5+ years of direct or related experience and/or equivalent experience/education Ability to handle multiple tasks, manage time effectively, establish workflow priorities and work independently. Electronic Tenant Solutions (ETS) and Avid knowledge helpful, but not mandatory. Proficient knowledge of smart phones, email (Office 365), Excel, Word and basic computer applications Possess appropriate and competitive level of experience and education to perform job Prior employment history that demonstrates the ability to work in a fast paced, high intensity environment while managing multiple tasks and priorities, producing accurate results in a highly organized manner Must possess a valid state Driver's License Must have the ability to lift up to 50 lbs and climb ladders Prior real estate experience with exposure on the healthcare side preferred Excellent oral and written communication skills Proficiency in Microsoft based software Now is a great time to join our growing team at Remedy!
