Job Description

Part-Time Building EngineerPosition Summary The Part-Time Building Engineer is responsible for the day-to-day maintenance, repair, and operation of building systems to ensure the property is maintained in a safe, clean, and efficient manner. This position performs preventative maintenance, responds to service requests, coordinates with vendors, and assists management in maintaining the overall appearance and functionality of the property. Essential Duties and Responsibilities Perform routine inspections of the building and grounds to identify maintenance needs and safety concerns. Operate, monitor, and maintain HVAC, plumbing, electrical, mechanical, and lighting systems. Perform preventative maintenance according to established schedules. Troubleshoot and complete minor repairs to building systems and equipment. Respond promptly to maintenance requests and emergency service calls. Coordinate and oversee outside contractors and vendors performing maintenance or repairs. Maintain building security by inspecting doors, gates, locks, lighting, and common areas. Replace light bulbs, filters, belts, and other routine maintenance components. Perform basic carpentry, painting, drywall, and general repair work. Monitor building equipment for proper operation and report deficiencies to management. Ensure compliance with all applicable safety regulations, OSHA standards, and building codes. Maintain accurate maintenance logs, work orders, and inventory of supplies. Assist with preparation of vacant units or tenant spaces as needed. Participate in emergency response procedures, including after-hours calls when required. Maintain a professional appearance and provide courteous customer service to tenants, residents, vendors, and visitors. Qualifications High school diploma or equivalent required. Minimum of 3 years of building maintenance or engineering experience preferred. Working knowledge of HVAC, electrical, plumbing, and mechanical systems. Ability to diagnose and repair common building maintenance issues. Basic computer skills for work orders and communication. Strong organizational and problem-solving skills. Ability to work independently with minimal supervision. Excellent communication and customer service skills. Valid driver's license with reliable transportation preferred. Physical Requirements Frequently lift and carry up to 50 pounds. Ability to stand, walk, climb ladders, bend, kneel, crawl, and reach overhead. Ability to work indoors and outdoors in varying weather conditions. Ability to respond to emergencies outside of scheduled work hours when necessary. Work Schedule Part-time position, approximately 20-30 hours per week (schedule may vary). Some evenings, weekends, and emergency on-call availability may be required. Preferred Certifications EPA Universal Refrigerant Certification (preferred) HVAC Certification (preferred) OSHA Safety Training First Aid/CPR Certification (preferred) Compensation Compensation is based on experience, qualifications, and certifications. Reporting Relationship Reports directly to the Property Manager or Regional Property Manager.
