Job Description
CIPS LA is seeking an experienced Building Engineer to join our team at a luxury high-rise condominium in West Hollywood. The ideal candidate is a hands-on professional with strong technical knowledge of residential building systems who takes pride in maintaining a first-class living environment for residents. The Building Engineer will be responsible for the daily operation, maintenance, repair, and preventative maintenance of the property's mechanical systems, common areas, and building equipment while ensuring the highest standards of safety, efficiency, and customer service. Essential Responsibilities
- Responsibilities include, but are not limited to:
- Perform daily inspections and monitor the operation of all building systems and equipment.
- Operate, inspect, and maintain HVAC systems, including preventative maintenance and troubleshooting.
- Maintain domestic hot water boilers, storage tanks, circulation pumps, and related mechanical equipment.
- Monitor cooling tower operations and coordinate water treatment services
- Inspect rooftop mechanical equipment, pressure relief valves, and other critical building infrastructure.
- Perform preventative maintenance on mechanical, electrical, plumbing, and building systems.
- Complete general building repairs, including plumbing, electrical, painting, drywall, carpentry, lighting, and hardware repairs.
- Respond promptly to maintenance requests, service calls, and building emergencies.
- Assist in coordinating vendors and contractors performing inspections, repairs, and capital improvement projects.
- Supervise and provide day-to-day direction to janitorial staff to ensure common areas are maintained to the highest standards.
- Conduct routine inspections of common areas, parking garage, mechanical rooms, and amenities to identify maintenance and safety concerns.
- Maintain accurate maintenance records, inspection logs, and work orders.
- Ensure compliance with OSHA regulations, safety standards, and applicable building codes.
- Participate in an on-call rotation and respond to after-hours emergencies as needed.
- Provide professional and courteous customer service to residents, vendors, and management. Qualifications
- Minimum of 3 years of building engineering or commercial/residential maintenance experience.
- Experience with high-rise residential, condominium, HOA, hotel, or commercial properties preferred.
- Strong working knowledge of HVAC, plumbing, electrical, mechanical, and life safety systems.
- Experience operating boilers, pumps, cooling towers, and other building mechanical equipment.
- Ability to diagnose equipment issues and perform repairs independently.
- Excellent organizational, communication, and customer service skills.
- Ability to work independently while managing multiple priorities.
- Basic computer skills and experience with maintenance/work order systems. Preferred Qualifications
- EPA Universal Certification
- HVAC Certification
- Certified Pool Operator (CPO)
- OSHA 10 or OSHA 30 Certification
- High-rise building experience Physical Requirements
- Ability to stand, walk, climb stairs and ladders, bend, kneel, and lift up to 60 pounds with assistance.
- Ability to work indoors and outdoors in varying weather conditions.
- Ability to respond to after-hours emergencies when scheduled.
Job Type:
Full-time Pay:
$80,000.00- $90,000.
