$34 - $37.00 /hr. Objective of the

Position:

Perform preventive maintenance on equipment and address plumbing, lighting, HVAC, minor electrical, and other service requests. Provide timely status updates and follow-up communication with office staff and tenants. Professionalism, strong customer service, and effective teamwork are essential.

Supervisor:

This position will report directly to the Market Chief Engineer.

Supervisory Responsibilities:

Supervise and coordinate vendors and contractors to ensure timely completion of contracts and projects.

Job Summary:

The successful candidate will oversee plumbing, electrical, access control, and HVAC maintenance, along with other tasks assigned by the Market Chief Engineer. We seek a proactive professional who anticipates and resolves issues promptly. Effective communication with tenants, visitors, contractors, and vendors is required.

Essential Functions:

Maintain the property in first-class condition. Regularly inspect all areas, report deficiencies and improvement suggestions, and take initiative to address them as appropriate. Perform ongoing preventive maintenance and repairs on mechanical, electrical, plumbing, and other building systems, including painting, plumbing repairs, replacing light bulbs and ballasts, cleaning HVAC coils, and changing filters and belts. Respond promptly to emergencies, including building evacuations, and request additional assistance as needed. Evaluate, repair, and maintain plumbing, electrical, and HVAC systems in the building. Notify facilities management when outside expert assistance is required. Receive and respond to tenant reports of mechanical or maintenance issues. Utilize necessary tools and supplies to complete projects. Follow corporate safety procedures and comply with access control regulations at all times. Assist with building evacuation during emergencies. Monitor utilities, including electricity and water. Read meters and update tracking spreadsheets. Maintain fire, carbon monoxide, smoke, and other safety systems in the building. Track work and save relevant reports and information in accordance with VOP policies. Calibrate instruments and tools required for job responsibilities. Update tenant requests and preventive maintenance work orders upon completion. Maintain inventory and replenish supplies for all building systems. Prioritize tasks and issues as they arise. Perform other duties as assigned.

Qualifications and Skills:

Demonstrate knowledge, skills, and abilities required to perform the job. High school diploma/GED required. 4+ years' building maintenance experience preferred but not required. Ability to obtain an SMA. Ability to work assigned evenings and weekends. Willingness to inspect, evaluate, and repair all property mechanical systems. Must be able to climb heights, lift to 60 lbs., and use ladders. Customer service oriented. Detail-oriented, accurate, energetic, and a self-starter.

Work environments include indoor and outdoor settings. The role requires sitting, standing, walking, and full range of motion, including lifting, carrying, and exposure to varying lighting and temperature conditions.

Shift hours and overtime may be required as needed.

Respond to after-hours service calls from multiple properties. Respond to after-hours service calls for multiple properties. Closely work with security and housekeeping to accomplish a common goal.
