COMMERCIAL BUILDING ENGINEER
Large commercial developer/builder/property manager seeks a Building Engineer for a 250,000 square foot commercial office building in a 1.2 million square foot office park in Somerset County, NJ area. - Operation of HVAC, lighting, fire safety and building management systems.
- Light repairs of HVAC, carpentry, plumbing, lighting and electrical items throughout the building.
- Creation and implementation of preventative maintenance logs.
- Supervise third party contractors working in the building.
- Provide access to third party contractors during and after hours
- Interface with tenants to fulfill their requests.
- Work with Senior and Assistant Property Manager to create request for proposals
- Solicit bids and prepare bid comparisons for creation of service contracts
- Assist Senior Property Manager with budget planning.
- Reports to Assistant Property Manager and Senior Property Manager.
- Create monthly reports on building activities.
- Ensure adherence to safety regulations, building codes and environmental standards.
- Optimization of building energy and sustainability performance.
Requirements:
- Ability to work overtime and respond to after hour emergencies
- Familiarity with BMS and work order software helpful
- Understanding of HVAC control systems, electrical/lighting and fire/life safety equipment preferred
- Intermediate knowledge of Microsoft Word and Excel
- Experience in the operation of commercial or industrial properties helpful
- Excellent oral and written communications skills
- Able to work independently and as part of a team
- Excellent ability to develop and build relationships
- Valid driver's license and ability to lift up to 50 lbs.
