Job Description

Position Overview We are seeking two (2) reliable, skilled, and experienced Commercial Building Engineers to oversee the daily operation, maintenance, and repair of building systems for our commercial properties located at 99 & 186 Wood Ave S, Iselin, NJ 08830 . Working alongside our current property management team, the ideal candidates will ensure all building systems operate safely, efficiently, and at peak performance while maintaining an exceptional standard of service for our tenants and visitors. This role requires strong technical troubleshooting skills, a proactive approach to preventative maintenance, and a deep knowledge of commercial HVAC, electrical, plumbing, and building automation systems. Key Responsibilities System Maintenance & Repairs Perform routine inspections, comprehensive preventative maintenance, and necessary repairs on critical commercial building systems, including: HVAC equipment and mechanical infrastructure Electrical distribution systems and lighting Plumbing systems and fixtures Commercial boilers and chillers Building Automation Systems (BAS) Oversee the testing, preventative maintenance, and repair schedules for critical life-safety systems, emergency generators, and elevators. Troubleshoot complex mechanical, electrical, and plumbing issues to minimize building downtime. Operations & Tenant Relations Respond promptly, professionally, and courteously to tenant service requests and maintenance tickets. Conduct regular daily walkthroughs of mechanical rooms, roofs, common areas, and tenant spaces to identify and preempt potential issues. Maintain clean, safe, and highly organized mechanical rooms and maintenance workspaces. Compliance, Documentation & Vendor Management Coordinate with outside vendors and specialized contractors for advanced repairs, structural inspections, and certifications. Maintain meticulous maintenance logs, close out work orders, and preserve accurate equipment service records. Document and catalog service reports, third-party vendor inspections, and governmental compliance records. Ensure full compliance with all local, state, and federal building and fire codes. Project Support & Emergency Response Assist the property management team with capital improvement projects, equipment upgrades, and tenant construction build-outs. Provide support for after-hours emergency response efforts and urgent facility issues as needed.
Qualifications & Requirements Experience:
Minimum of 3-5 years of hands-on experience in commercial building engineering or facilities maintenance.
Technical Skills:
Strong proficiency in troubleshooting and repairing commercial HVAC (chillers/boilers), electrical, plumbing, and BAS networks. Certifications (Preferred): Relevant trade licenses or certifications (e.g., HVAC/EPA Universal, Universal R-410A, Boiler Operator/Black Seal license, or electrical/plumbing certifications) are highly desirable.
Soft Skills:
Excellent communication and customer service skills; ability to collaborate effectively with property management, tenants, and external vendors.
Attributes:
Highly reliable, self-motivated, detail-oriented, and capable of managing multiple priorities under tight deadlines.
Physical Demands:
Ability to lift heavy equipment, climb ladders, navigate roofs, and work comfortably in mechanical environments. What We Offer Competitive salary based on experience.
